I recently searched for an article I read about a Bonita Springs home buyer's guide and one of the suggested questions was: What is the hardest month to sell a home? I looked at the reference behind that question and found a newspaper article from a completely different state.
That is a perfect example of the problem with relying on generic AI-generated real estate information. What might be true somewhere else does not necessarily apply to Bonita Springs. So let's talk about what actually happens here.
Not anymore.
Bonita Springs used to be much more seasonal. When summer arrived many homes were closed up and the shutters went down until the next season. That is not the market we have today.
We now have a substantial population of full-time residents and people who claim Bonita Springs as their primary residence. That shift happened across Southwest Florida and accelerated dramatically after COVID. The housing market and the economy have also changed enough that many people who once planned to maintain two homes have made the financial decision to sell one. Some of them sold their northern residence and became full-time Bonita Springs residents.
Our market still has seasonal patterns. They are mini cycles now rather than the giant seasonal cycle we used to have.
There are still predictable periods when buyer behavior changes:
These are not necessarily casual shoppers. They may have been watching the market for years. They may have been renting here while researching where they eventually want to own. They may already know the communities they want and their price range and even the floor plan they are looking for.
Sometimes their search is extremely specific:
In some cases buyers know the property well enough to purchase it from a distance. Many of them return in the summer because they have a plan.
This is where price elasticity becomes important. Real estate is not a product where changing the price by a few percentage points automatically produces a predictable change in demand. Buyers do respond to perceived value and available alternatives and the amount of competition in the market.
That is why I do not look at seasonality in isolation. I look at price and inventory and competition and buyer behavior and timing together. If there are ten similar homes available and yours is priced well above the alternatives the calendar is not going to solve that problem. If a buyer has been searching specifically for your community or your floor plan or your type of property the right price can make your home stand out even in a traditionally quieter period.
The question is not simply whether this is a good month to sell. The better question is this: at this price and for this property and in this neighborhood and with this competition are there buyers who are ready to act?
The timing makes a lot of sense. Suppose someone finds the home they want and gets it under contract in July or August or early September.
Even a cash transaction can easily take around 30 days depending on the circumstances. If the property is in a homeowners association there may be association applications and estoppel work and other requirements. If the property is occupied or seasonally rented there may also be leases and personal belongings and scheduling to deal with.
A buyer who contracts in late summer may not take possession until late summer or early fall. That is exactly what many of these buyers want. They have time to:
By the time the holidays arrive the house can be ready. Or they can come down after the holidays and spend January through season enjoying the property.
For buyers who are establishing Florida residency there can also be timing considerations around residency and potentially qualifying for the Florida homestead exemption after the first of the year. Those decisions are personal and tax matters should always be discussed with the buyer's tax professional.
The answer is not simply season. The best time to sell depends on the property and the neighborhood and the competition and the type of buyer most likely to purchase it. That is where generic advice can get sellers into trouble.
A seller in Bonita Springs may have a completely different opportunity in July than a seller in another part of the country. That is why sellers need to look at the local market and not generic national real estate advice.

It depends on the property and the neighborhood and the competition and the type of buyer most likely to purchase it. Sometimes the best strategy is to list immediately. Sometimes it makes sense to prepare the home weeks in advance for a particular buyer cycle.
I know the Bonita Springs market and the nearby Estero and Naples markets. I know the communities and the pricing and the buyer patterns. More importantly I know how to evaluate the individual property and determine whether the timing makes sense for your home and your goals.
