Bonita Springs has many gated communities but not all of the neighborhoods here are deed restricted or gated. Bonita Springs has been in existence for a while and there were entrepreneurs who showed up and built homes long before national builders like realized that Bonita Springs would be prime real estate.
A good portion of the originally developed real estate is located in the real estate geographic area of BN08 which is the section of land between Bonita Beach Road and West Terry Street from Old 41 Road to US 41 – Tamiami Trail. Most of the properties with a Heitmans legal description are what is called the state streets. There are a few other subdivisions in the area, such as the Arbel subdivision.
Homes in Heitmans are modest single family homes, usually without deed restrictions. There are some homes that may have gulf access plus there is also a little area of Heitmans that has commercial – industrial property, near the corner of Old 41 and Bonita Beach Road. Heitmans Subdivision also has a few vacant lots which turn up from time to time on the resale real estate market. Some of the Heitmans lots may be zone TFC-2 which could support duplex zoning.
The area of Heitmans does not have homeowner association dues and there are no common amenities. The appeal of living in the area of Heitmans is the nearby convenience of downtown Bonita Springs redevelopment area and Riverside Park which is the entertainment and festival hub of the city.
Heitmans is only about ten to fifteen minutes to Bonita Beach and about twenty-five minutes to Southwest Florida International Airport.
