How to Interview a Listing Agent Before You Sell Your Bonita Springs Home

Choosing a listing agent is one of the biggest financial decisions you will make as a seller. I have sat on both sides of the table. I am a broker and I have also been a seller who interviewed agents. This guide is neutral advice on how to interview a listing agent before you sell your Bonita Springs home and how to tell a real plan from a good pitch.

Interview No More Than Three Agents and Give Each the Same Assignment

Three agents is enough to compare. More than that and you are collecting opinions instead of information. The trick is to give every agent the same assignment and then compare the work. Ask for the following before you sign anything.

Seven Things to Ask For Before You Sign

1. A One-Page Pricing Recommendation With Three Price Bands

Ask for one page with three bands called sell quickly and market value and aspirational. It shows how the agent thinks and what each choice could cost or earn you.

2. The Exact Current Competition in Your Community

Generic Bonita Springs statistics do not sell your home. Ask for the homes that are actually competing with yours right now in your community and how yours compares.

3. Their Last Five Closed Deals That Most Resemble Your Property

Similar homes tell you more than a long list of sales that have nothing in common with yours.

4. Median List-to-Sale Ratio and Days on Market for Comparable Properties

Ask for the median for comparable properties and not the entire book of business. A blended number can hide how the agent performs with homes like yours.

5. A Written 14-Day Marketing Calendar

It should include photography and video and broker outreach and paid promotion and the open house policy and follow-up reporting. If it is not in writing it is a promise and not a plan.

6. Who Personally Handles Your Transaction

Ask who handles showings and negotiation and feedback and the contract-to-close period. You are hiring the person who will do the work and not just the person who makes the pitch.

7. When They Would Reduce the Price and by How Much

A candid agent can tell you what happens if the home does not generate showings or offers. Ask for the trigger and the amount before you sign so there are no surprises.

Do Not Fall for the Myth That the Highest List Price Wins

An agent who tells you the highest number is not necessarily the best agent. A seller who picks the highest bidder is auctioning the home to whoever makes the boldest promise. The sweet spot is a price that draws buyers in and yields the most money with the least stress for the seller.

Overpricing and Underpricing Both Cost You Money

An overpriced home sits and gets stale and often ends up selling for less than it would have at the right price. An underpriced home leaves money on the table. Ask each agent to show you the reasoning behind their number using recent sales and current competition.

Red Flags in a Listing Interview

  • They guarantee a sale price.
  • They cannot show recent sales that resemble your home.
  • They will not put their marketing plan in writing.
  • They pressure you to sign right away.
  • They cannot say who will personally handle your transaction.
  • They are vague about the terms of the listing agreement.
  • They market lot-split or additional-dwelling potential as guaranteed without first checking with the city and a surveyor and land-use professionals.
  • For a condo they cannot quantify the active inventory and recent absorption and the HOA impact and the price adjustment for unusual features such as an upper floor with no elevator.

The Listing Agreement After the Federal Changes to Compensation

Commissions have always been negotiable and are not set by law. Compensation like any professional service reflects experience and accomplishments and longevity and skill. The lowest fee is not always the best value and the highest fee is not proof of skill.

Since August 2024 offers of compensation to buyer's agents can no longer be posted on the MLS. Buyer's agents must have a written agreement with their buyer before touring homes. Compensation for a buyer's agent is now negotiated between the parties and a seller can choose whether to offer it or to offer concessions instead. Ask each agent to explain in plain language:

  • the length of the listing agreement and how you can cancel
  • how the agent is paid and what happens if the home does not sell
  • whether and how you will offer compensation to buyer's agents
  • which marketing costs are included and which are extra

Get every term in writing and ask your attorney about the details of your own agreement.

Flood and Insurance Questions After Hurricane Ian

Flood and insurance history matters more to buyers now. Florida law requires sellers of residential property to provide a flood disclosure at or before the time the contract is signed. It covers flood insurance claims and any assistance received for flood damage and any known flooding that damaged the property. A good listing agent will ask about these things early:

  • your flood zone and whether you have an elevation certificate
  • your insurance claim history and current coverage
  • repairs and rebuild history and the permits for that work

A Great Listing Agent Puts You on Offense

A home sale is a business transaction between a seller and a buyer. The job of a great listing agent is to make sure you are operating from an offensive position and not reacting to surprises and uncomfortable issues. That starts with collecting a large amount of information early:

  • your previous closing paperwork
  • questionnaires about the property
  • prior insurance and title policies
  • surveys and permits and warranties
  • HOA or community documents

An agent who asks for these things before listing is protecting you. An agent who never asks may be planning to find out later.

What I Learned Hiring Agents Myself

I have bought and sold in another luxury resort market so I have interviewed both a buyer's agent and a listing agent. The agent who helped me buy had passed away by the time I sold about ten years later and I could not go back to her. It taught me to ask about experience and longevity and about who will be there when you need them. Ask every agent who would cover your transaction if they were unavailable.
