Choosing a listing agent is one of the biggest financial decisions you will make as a seller. I have sat on both sides of the table. I am a broker and I have also been a seller who interviewed agents. This guide is neutral advice on how to interview a listing agent before you sell your Bonita Springs home and how to tell a real plan from a good pitch.
Three agents is enough to compare. More than that and you are collecting opinions instead of information. The trick is to give every agent the same assignment and then compare the work. Ask for the following before you sign anything.
Ask for one page with three bands called sell quickly and market value and aspirational. It shows how the agent thinks and what each choice could cost or earn you.
Generic Bonita Springs statistics do not sell your home. Ask for the homes that are actually competing with yours right now in your community and how yours compares.
Similar homes tell you more than a long list of sales that have nothing in common with yours.
Ask for the median for comparable properties and not the entire book of business. A blended number can hide how the agent performs with homes like yours.
It should include photography and video and broker outreach and paid promotion and the open house policy and follow-up reporting. If it is not in writing it is a promise and not a plan.
Ask who handles showings and negotiation and feedback and the contract-to-close period. You are hiring the person who will do the work and not just the person who makes the pitch.
A candid agent can tell you what happens if the home does not generate showings or offers. Ask for the trigger and the amount before you sign so there are no surprises.
An agent who tells you the highest number is not necessarily the best agent. A seller who picks the highest bidder is auctioning the home to whoever makes the boldest promise. The sweet spot is a price that draws buyers in and yields the most money with the least stress for the seller.
An overpriced home sits and gets stale and often ends up selling for less than it would have at the right price. An underpriced home leaves money on the table. Ask each agent to show you the reasoning behind their number using recent sales and current competition.
Commissions have always been negotiable and are not set by law. Compensation like any professional service reflects experience and accomplishments and longevity and skill. The lowest fee is not always the best value and the highest fee is not proof of skill.
Since August 2024 offers of compensation to buyer's agents can no longer be posted on the MLS. Buyer's agents must have a written agreement with their buyer before touring homes. Compensation for a buyer's agent is now negotiated between the parties and a seller can choose whether to offer it or to offer concessions instead. Ask each agent to explain in plain language:

Flood and insurance history matters more to buyers now. Florida law requires sellers of residential property to provide a flood disclosure at or before the time the contract is signed.
