Bonita Springs Canal Homes For Sale
For many, the ultimate dream of owning a waterfront home in Bonita Springs is to also own a home on a canal. Canal homes in Bonita Springs are usually on brackish or salt water canals which offer gulf access for boating and fishing. Fresh water canals do not go to the gulf.
In Bonita Springs there are a variety of canals which we generally divide to west of 41 or east of 41. Canal homes west of 41 generally are higher priced than homes in Imperial River East. The further west a canal home is, the closer it is to the Gulf of Mexico. Most of the time west of 41 also means deeper water. There are canal homes in both the Collier County side of Bonita Springs and the Lee County side.
The canal homes can also vary in price due to the width of the canal. Wide canals offer better views and ease of turning a boat around. The walls of the canal can vary, also. Some canals have seawalls and others have riprap to reinforce the banks. Depending upon the width of the canal a boat lift can be installed to raise watercraft and protect it from the elements. On smaller canals davits are used to hoist boats.
Very often mangroves, which are native trees, grow at the edge of the canal. Mangroves are often protected and permits are required to trim. Many times they can not be removed without fines.
Many canal front homes in the Bonita Springs area require flood insurance. Many times older homes, that were built at a lower elevation, can have very high insurance premiums. Stilt homes on canals often have the living quarters higher, above flood plain, and the premiums are lower. Also, if a home on stilts or pilings has been developed underneath it is referred to as “air conditioned storage space” because it is not insurable.
The majority of homes on canals in Bonita Springs are in non-deed restricted areas. There are a few gated communities that offer gulf access via a canal or river including Brendan Cove, Paradise Village, River Reach and Barefoot Beach.
