Life on a Bonita Springs Canal
For many buyers, the ultimate expression of waterfront living in Bonita Springs is a home on a canal. Most canal homes here sit on brackish or saltwater canals that provide gulf access for boating and fishing. Freshwater canals, by contrast, do not connect to the Gulf.
Bonita Springs canals are generally distinguished as west or east of US 41. Canal homes west of 41 typically command higher prices than those in Imperial River East. The farther west a home sits, the shorter its passage to the Gulf of Mexico. West of 41 also tends to mean deeper water. Canal homes are found on both the Collier County and Lee County sides of Bonita Springs.
Canal width also influences value. Wider canals afford broader views and easier maneuvering when turning a vessel. Canal banks vary, too. Some are fortified with seawalls, while others are reinforced with riprap. Where width allows, a boat lift raises the vessel and shields it from the elements. On narrower canals, davits are used to hoist boats.
Mangroves, a protected native species, often line the edges of canals. Trimming them requires a permit. Removing them without authorization can result in fines.
Many canal-front homes in the Bonita Springs area require flood insurance. Older homes built at lower elevations can carry substantial premiums. Elevated homes on stilts or pilings place the living quarters above the flood plain, which typically lowers premiums. When the space beneath an elevated home has been enclosed and finished, it is often referred to as "air-conditioned storage space," because it is not insurable.
Most canal homes in Bonita Springs are located in non-deed-restricted areas. A select few gated communities offer gulf access by canal or river, including Barefoot Beach, Brendan Cove, Dolphin Cove, Paradise Village and Serrano.
A Local's View of Canal Living
Over the years, I have made my home on gulf-access waterways in both Collier and Lee counties, among them Little Hickory Shores, Bonita Farms and Nuttinglikit Grove. Those waters have been my playground as an avid boater, jet skier and stand-up paddleboarder. Several members of our team also reside on gulf-access waterways. A number have owned along more than one.
That firsthand knowledge informs every dimension of a waterfront purchase, from the insurability of the residence to the passage from your dock to the Gulf of Mexico. Buyers often fixate on bridge clearances. More often, the decisive factors are lift capacity, canal width and the draft of the vessel measured against the depth of the water.
