A Bell That Cannot Be Unrung: Real Estate Decisions After Losing a Spouse
My path into real estate was not a straight line. Before and alongside it came site development, land development, asphalt paving and design work, along with the full-time occupation of raising twins. Decades later, real estate has defined most of my life. It has also given me something no license can confer: perspective.
I have watched sales, practices, laws and consumers evolve across the decades. One truth has held steady: people work with someone they know. In moments of upheaval especially, they turn to someone with shared roots, whether a hometown, a pastime or a chapter of life they recognize.
A Business That Grew Up With My Children
For years, that common thread was twins. Prospective clients read my bio, then called to say, "We have twins too." Many of my longest-standing clients chose me when my children were small, even though they had no small children of their own at the time. What they trusted was my thoroughness.
My business grew up alongside my kids. Clients followed along from the ball fields and travel tournaments, then through my newsletter as the twins crossed the high school stage. They even had a front-row seat to my daughter's college graduation celebration at the Survey Cafe in downtown Bonita Springs, where the owners at the time, Ben and Lori, let us take over the entire restaurant. My daughter handed Chef John the menu with a simple vote of confidence: "Make what you want. I trust what you'll do." He later told me they had never poured so much beer. When Mom foots the bill, the redneck friends come out for the swill. One photograph from that afternoon still haunts us: stinky cigar smoke man, otherwise known as the twins' father, God rest his soul.
A Sorority No One Chooses

The common thread has shifted with time. These days, the calls often come from women on a life path much like mine. Sometimes the reason is divorce. More often than I care to admit, it is the loss of a spouse. Widowhood creates a sorority of sorts, understood only by those who have laid a husband or wife to rest. Its members seem to recognize me.
I understand why. Long before I joined that sorority, I spent years guiding clients through grief: downsizing, relocating, selling a longtime home and making decisions no one wants to make. Then I lived it. Grief felt like being suspended in clear gelatin, unable to see, hear or feel anything correctly, as though every ounce of love I had given had been pulled out in a single instant.
Jerry knew that feeling before I did. Years after losing his wife, Maria, he told me, "I still lie here on the sofa and wait to see her come down that hallway. I still can't believe she's gone."
Today, people tell me, "I know you know what this is like." Some need to downsize. Some discover the finances were stretched thinner than they realized. "I trusted him with the money." "She handled the bookkeeping." I understand that, too.
My friends joke that I am an NSA agent, because I watch people closely and can usually predict what comes next. In friend circles, veterans organizations and church congregations, I have watched surviving spouses become siloed by grief. Some move through it quickly. Others leave you wondering whether they will ever reach the other side. The wisest let the dust settle, often for a year or more, so the instinct to escape the pain does not lead to a hasty sale they regret years or even a decade later.
Tap Your Brakes
The right time to sell is uniquely individual. Once we have gathered enough information to weigh the decision properly, sometimes the answer is yes, now is the time. Sometimes we decide together not to sell at all.
I am frequently the first to say tap your brakes. A panic sale does not bring anyone back. The pain lives in every room, every drawer and every photograph. Unless finances are pressing, the wiser course is to pause and map out your next best steps. This is a bell that cannot be unrung.
When you do move forward, surround yourself with confidants: a close friend, your adult children, a trusted relative and a real estate attorney, each looking out for your interests. The goal is to avoid triggering a legal or financial obligation no one saw coming. It is never what you know that hurts you. It is what you don't know.
If the answer is to stay and let grief run its course, there are still tax exemptions and financial considerations worth understanding. Knowing them can work in your favor.
Probate, Trusts and Authority to Sell
Before a home can be listed, someone must hold the legal authority to sign. How title was held decides who that is, and it is the first question I ask.
Owned jointly with your spouse. Florida married couples often hold title as tenants by the entirety. The surviving spouse typically becomes the sole owner without probate. The title company will still require the death to be properly documented in the public record before closing.
Held in a trust. When the home was titled to a revocable trust, the successor trustee can usually sell it under the terms of the trust without waiting on the court.
Part of a probate estate. The personal representative appointed by the court signs for the estate. If the will grants a power of sale, the personal representative may sell without a court order. If there is no will or the will is silent, the court must authorize or confirm the sale before title can pass.
Florida homestead. Homestead carries its own rules of inheritance. Suppose a homeowner leaves a surviving spouse and children or grandchildren, and the home was not left as Florida law permits. The spouse may then receive a life estate rather than full ownership, with six months to elect a one-half interest instead. Decisions made in those first months can determine who must sign years later.
Estate sales, inherited property, trust administration and probate listings demand patience and precision. My role is to work alongside your estate attorney, trustee or personal representative, so the listing, the marketing and the closing timeline follow the legal process rather than race ahead of it. No sale should be decided before you know who holds the authority to sell.
A Dose of My Own Medicine
I once had the opportunity to buy a property after its owner passed away. It carried an outstanding mortgage. Affording it was not the issue. So I asked myself the same questions I ask every buyer and seller. It was not my dream. Its location did not suit my life. I talked myself through it and let it go, a dose of my own medicine.

If you are weighing what comes next, for yourself or for a parent, a quiet conversation is a sensible first step. There is no sign in the yard and no paperwork on the table, only clarity so you can decide on your own timeline. Some of those conversations end with a listing. Others end with a plan to stay. Either is the right answer when it is yours.
