Before the towers rose along Bonita Bay Boulevard, there was Bayview. Completed in 1994 and 1996, Bayview I and Bayview II were the first high-rises in Bonita Bay. The twin buildings stand 12 stories each on Island Pond Court, with just 50 residences in each tower. That intimate scale is the Bayview signature: fewer neighbors, a quieter lobby and the sweep of Estero Bay from the west-facing residences.

Bayview residences were built for owners who wanted the space of a home with the ease of a condominium. Plans offer three bedrooms, three bedrooms with a den or four bedrooms, from about 2,530 to 3,810 square feet. Volume ceilings reach about 10 feet in some residences. West-facing homes look across the mangroves and Estero Bay toward the Gulf, while east-facing homes overlook the fairways.
Few high-rises offer what Bayview does beneath the building: a private, enclosed garage for each residence, sized from one car up to two and a half. One penthouse garage measures 30 by 25 feet. The penthouses crown the 12th floor of each tower.
Over the years, many owners have refined their residences with honed marble, custom millwork and Viking kitchens, along with Hunter Douglas motorized shades that soften the afternoon light off the bay.
Bayview keeps its amenities close and personal. A full-time building manager looks after the towers. A community pool, a fitness room and a community room serve residents who would rather know their neighbors than pass them in a crowded lobby.
Bayview sits inside the gates of Bonita Bay, a 2,400-acre community with 24-hour security at the gate and roving patrols. A resident shuttle runs to the Bonita Bay Beach Park on Hickory Boulevard. By car, the beach is about 10 minutes away. Southwest Florida International Airport is about 25 minutes from the gate. Membership in the Bonita Bay Club is optional. For current membership details, contact the club directly.
Bayview has a character all its own. It is one of the first buildings you meet as you enter the high-rise end of Bonita Bay. At 12 stories, it stands closer to the water and the treetops than its taller neighbors. The bay is right there. Below the lanais, a deep green fringe of mangroves lines the shore. Beyond it, the bay opens toward the Gulf.
Over the years, I have had the pleasure of visiting friends who call Bayview home. Some of my favorite evenings in Bonita Bay have been spent on their lanais, settled in with good company as the sun slipped into the Gulf. The views here are still beautiful, just closer and more intimate, with the mangroves and the bay near enough to feel part of the evening.
Bayview buyers are often choosing between space and height. They want a residence that lives like a home, a garage of their own and the calm of a 50-residence building, with the bay still in view. Floor, exposure, garage size and the level of finish set one Bayview residence apart from the next.
Each listing we bring to market is presented with professional photography, a 3D tour with a floor plan, video and drone footage that captures the view from that exact floor and the setting on Island Pond Court. Targeted AI marketing then reaches discerning buyers across the country and abroad. Many decide before they ever step inside.
