What Locals Love About Summer in Bonita Springs

What Locals Love About Summer in Bonita Springs

If you’re new to Southwest Florida, you might think summer is our off-season—but to locals, it’s one of the best times of year. While the snowbirds head north and seasonal visitors taper off, Bonita Springs settles into a quieter rhythm that residents genuinely cherish.

Summers are a luxury for the local, full-time resident—not because of extravagance, but because of the space it creates to breathe, move freely, and live a little slower.

It’s important to note: we don’t dislike tourists or snowbirds—far from it. They help support our local economy and bring energy to the community. But summer offers locals a rare chance to decompress, take a breath, and enjoy a slower pace before the busy season returns.

What Locals Love about Summer in Bonita Springs Florida

☀️ 1. Peaceful, Quiet Beaches

Most importantly, the beaches are less crowded, and many of the coveted free parking spaces—the ones that are nearly impossible to find in season—are suddenly available without the hassle. Summer mornings and evenings at Bonita Beach become a tranquil escape where locals can reclaim their routines without fighting for space. It’s the ideal time for a sunrise stroll, a sunset swim, or simply relaxing under an umbrella with a good book and a sea breeze.

🦐 2. Easier Reservations & Restaurant Deals

With the crowds gone, it's far easier to get into your favorite local spots—many of which we’ve featured right here on the blog. Whether you’re revisiting a favorite like The Bohemian for a quiet, elevated dinner or enjoying Angelina’s Ristorante for upscale Italian with an award-winning wine list, summer is the time to explore the culinary side of Bonita without the wait.

🥬 3. Farmer’s Markets & Fresh Finds

The Downtown Bonita Springs farmers market may taper off during the peak heat, but fresh produce is still available for those who know where to look. A local produce vendor continues to set up in the mornings at the Bonita Springs Lions Club, offering seasonal fruits, vegetables, and local goods. It’s a great time to slow down and cook with ingredients that taste like Florida—especially when the mangoes are in!

🚣 4. Kayaking the Imperial River

With calmer waters and quieter banks, summer is an amazing time to paddle the Imperial River. Early morning or late afternoon are best for avoiding the sun and spotting wildlife like manatees, herons, and turtles. The waterway is peaceful, scenic, and underappreciated this time of year—just the way we like it.

🚗 5. Less Traffic, Shorter Lines, More Breathing Room

You’ll notice the difference as soon as season ends: fewer cars on the road, open parking spots, and checkout lanes that move at a normal pace. Even a simple trip to the post office or the grocery store becomes a low-stress errand. Locals use this season to recharge, reorganize, and rediscover the beauty of a slower pace.

🧰 6. Time for Home Projects & Connection

With fewer social obligations and less go-go-go energy, summer gives residents the space to tackle household projects—cleaning out garages, updating landscaping, or finally painting that spare bedroom. It’s also a great time to invite neighbors over for casual dinners or game nights and deepen the sense of community that makes Bonita Springs so special.

Whether you're a longtime local or a newer resident getting your bearings, summer in Bonita Springs is an invitation to slow down and soak it all in.

Refined Summer Dining at The Bohemian | Downtown Bonita Springs Fine Dining Michelin Experience

Bohemian Restaurant Downtown Bonita Springs Florida

An Elevated Culinary Experience in Southwest Florida

As summer unfolds in Southwest Florida, seasoned locals take full advantage of the lighter crowds to explore the region’s refined culinary scene. This season offers the rare luxury of preferred seating, no reservations and inspired summer dining menus at some of the area’s best restaurants.

Recently, following a successful open house, Jillian and I indulged in a well-deserved visit to The Bohemian—one of downtown Bonita Springs' more thoughtfully curated dining establishments. While I’ve enjoyed meals there before, it was Jillian’s first visit, and we knew this experience would be worth sharing with our clients and readers who appreciate both luxury real estate and luxury lifestyle.

Pro Tip: Park behind the building for convenient access through an interior breezeway—an elegant solution that avoids walking the exterior to reach the Old 41 entrance. Carbon Watch Company, a boutique that offers luxury timepieces, is located in the same building—ideal if you'd like to work up an appetite browsing fine watches before dining.

We opted for bar seating—intimate yet stylish—with roughly a dozen stools and nearby high-top tables. The ambiance? Eclectically elegant with a sophisticated Bohemian edge. By 4:45 p.m., the bar was fully seated and the dining room resonated with the hum of contented guests and artfully plated shareables.

The Bohemian’s menu leans toward upscale tapas—perfect for savoring multiple dishes in a single sitting. Though we passed on the cocktails this time, I can personally recommend their infused teas: fruit- and herb-blended, lightly sweet, visually stunning and absolutely refreshing.

Our Selections:

  • Crab Rangoon: Elevated and delicate, these golden bites held a silky crab filling with layers of flavor. The dipping sauce added the perfect sweet contrast.
  • Japanese Sweet Potato: Jillian’s signature comfort food. This version arrived perfectly roasted, subtly sweet and topped with a velvety miso butter and cheese. Caramelized edges sealed the experience.
  • Warm Lobster and Crab Toast: A luxurious blend of shellfish and diced mango, balanced and bright. The toasted bread added just the right texture to the rich, creamy topping.

We dined, connected and departed in under an hour—satisfied and already planning our return.

Why Visit The Bohemian?

Whether you’re flying into Southwest Florida for home tours or returning to explore a future relocation, The Bohemian delivers a dining experience that is at once approachable and exceptional. The menu is inventive and sophisticated, the atmosphere curated and welcoming.

Additional Recommendations:

  • Bohemian Restaurant Downtown Bonita Springs FloridaWatermelon & Feta Salad: Light and refreshing with a citrus vinaigrette that highlights the sweet-salty contrast.
  • Cauliflower Tempura: Perfectly crisp with a whisper of heat from the spicy aioli—ideal for lighter dining.
  • Ahi Tuna Tataki: Artfully seared and plated with avocado, sesame and ponzu.
  • Grilled Octopus: Mediterranean-inspired with fingerling potatoes, citrus and olives.
  • House-Made Ricotta Gnocchi: Tender, melt-in-your-mouth pasta paired with seasonal vegetables and delicate herbs.

For those who value high-touch service, artful presentation, and cuisine that reflects culinary ambition, The Bohemian stands out as a must-visit.

This is the kind of place where food, environment and hospitality converge—a quiet luxury experience that complements the Bonita Springs lifestyle beautifully.

Update: The Bohemian received Michelin recognition in May 2026

Understanding Bonita Springs Zip Codes: 34135, 34134, and More

📍 Understanding Bonita Springs Zip Codes

Bonita Springs, Florida, spans several zip codes that reflect both geographic layout and the character of the neighborhoods within them. Here's a helpful breakdown:

Bonita Springs zip codes, 34135 Bonita Springs, 3413434135 – East of U.S. 41

This area includes a mix of communities such as Palmira Golf & Country Club, San Carlos Estates, and Village Walk. It’s also home to much of the city's retail, schools, parks, and community amenities.

34134 – West of U.S. 41

This zip code encompasses neighborhoods bordering the Imperial River, Estero Bay, and the Gulf of Mexico. It’s known for luxury waterfront homes and condos, many offering boat access, private beach clubs, and sweeping Gulf views.

34133 – Bonita Beach Road Postal Zip

Reserved primarily for post office boxes associated with the Bonita Beach Road postal facility. It’s not used for standard residential street addresses.

34136 – Downtown Bonita Springs P.O. Boxes

This is another P.O. Box–only zip code, tied to the Old 41 Road post office in historic downtown Bonita Springs.

⚠️ Important Tip: Portions of The Brooks in Estero use the 34135 zip code, which can cause confusion when searching homes or receiving mail. Some homes listed as “Bonita Springs” might technically be in Estero, and vice versa. This crossover includes the prestigious Shadow Wood at The Brooks, a luxury golf community with multiple courses, fine dining, and an active member lifestyle—often overlooked due to the zip-code mix-up.

Bonita Springs Real Estate Market Report – Summer 2025 Housing Trends & Insights

Bonita Springs Real Estate Market Report – Summer 2025 Housing Trends & Insights

Bonita Springs Real Estate Market Report – Summer 2025

Overview

The Bonita Springs real estate market is currently in a buyer's market, but it's showing early signs of stabilization. Inventory remains relatively high, though it's begun to tighten slightly. Price reductions are common, especially among overpriced listings and in the condo segment.

Inventory & Pricing

  • There are approximately 1,450 homes for sale/pending sale in Bonita Springs as of June 2025, a 3.6% decrease from May.
  • Median home prices vary:
    • Approximately $600,000 based on recent reports
    • Average estimates also show figures around $575,000 to $535,000
  • The average home sits on the market for 71 to 86 days.

Buyer Trends

  • Nearly 90% of recent sales have closed below the original asking price.
  • Only about 6% of homes are selling at full asking price.
  • Days on market have increased year-over-year, giving buyers more leverage in negotiations.

Condo & Luxury Market

  • Condo median prices are holding around $475K, but sales are taking longer—averaging 82 days on market.
  • Bonita Bay and other luxury communities remain stable, with prices ranging from $626K to $2.3M. These homes average 135–170 days on market.

Regional & External Pressures

  • Active inventory across Southwest Florida has dropped from over 24,000 to just under 21,000 listings.
  • Lee County still shows about 9.1 months of housing inventory—favoring buyers, but with signs of balance returning.
  • High insurance costs, rising HOA fees, and interest rate sensitivity continue to influence buyer behavior.

What It Means for You

  • Buyers: It’s a great time to shop with confidence and negotiate favorable terms. Some homes are sitting longer, and motivated sellers are pricing more realistically.
  • Sellers: Pricing strategically is critical. Homes that are priced correctly are still selling; those that are not are seeing prolonged days on market and frequent price reductions.
  • Condo & Luxury Buyers: These markets remain active but slower-paced. Be prepared for longer timelines and do your homework on insurance and HOA details.

Next Steps

If you're thinking about buying or selling, now is the time to plan strategically. Reach out for a personalized market consultation, tailored to your goals and your neighborhood.

Friction, Bonita Springs Pocket Sand & The Luxury of Small Things

Friction, Bonita Springs Pocket Sand & The Luxury of Small Things

Everything Leaves a Mark

The Luxury of Small Things in Bonita Springs FloridaEverything we’ve done, experienced, and survived leaves a mark. Years ago, I realized I had to start fixing the things that were quietly stealing my peace. Not dramatic things—but little, annoying, repetitive things that kept interfering with my progress. We tolerate so much in our daily lives that we really don’t have to. Why? I don’t know, but we do—because nobody ever said we don’t have to, I guess. Well, I decided I was going to say something and share with you how almost nothing is really something.

The process wasn’t linear or logical. Honestly, the journey looked random and borderline nonsensical. Most people wouldn’t understand it. But here’s what I know: a million small victories can be life-changing.

The Grain of Sand Theory

Since we live in Bonita Springs, Florida, let’s use a grain of sand … since it’s everywhere. A grain of sand seems insignificant… until you’ve collected a million of them. Then it’s pocket sand—and then it’s a weapon. LOL!

Friction: The Stuff We Carry

I started calling these annoying things “friction”… and most people are dragging around a lifetime of it or putting up with it daily. My friend Peggy shared the original term Kaizen. You can search that and read up on it. My version is the American, middle-aged Bonita Springs Realtor, empty nester, just lost my significant other after my own year of almost dying, surthriver version. I’m fine now. Recovered! So you better still call me to list your home because I am still the best listing agent in Bonita Springs Florida.

We become adults with wild friction that we collected as goofy kids – disappointments from adults. Injustices. Abandonment. Neglect. Loneliness. Abuse. Nail biting. Bad habits. Being disorganized. Not having goals. We collected friction before we even realized it. And if we didn’t deal with it, we start putting up with new friction on top of the old: bad relationships, unbalanced friendships, financial stress, raising kids, legal drama, medical issues—you name it.

Eventually, if you’re lucky, you hit a point where you say: “This isn’t working for me anymore.” That’s when you get to start choosing: What friction can I tolerate? What friction can I eliminate, change, or delegate? Because big or small, friction adds up.

Ending a toxic relationship? That’s a dump truck full of sand.

Switching to felt-covered hangers because your clothes keep falling off cheap hangers? That’s one grain of sand… a luxury—unless you’re in kidney failure. Then it’s a whole wheelbarrow of sand. I laughed writing that because it’s ridiculous and true. Unless you’ve had kidney failure you can’t fathom how exhausting it is to bend over and pick up dropped clothes once, let alone every day. It wasted energy I didn’t have—and no one knew I was silently suffering through all of it. That’s the thing: people rarely understand the full weight of what you're carrying. And sometimes? We throw our own pocket sand in our own faces by trying to “tough it out.” I stood in the closet crying over a shirt on the floor—again—and decided to change the hangers so I didn't have to pick clothes up ever again.

The Closet, the Luxury Hangers, and the Breaking Point

My hanger revelation came to me while standing inside a “tiny home.” I purchased a home in Rio Vista Estates to live a tiny little life in Downtown Bonita Springs, Florida. I was supposed to suffer and die, but I didn’t—thanks to the huge heart of an altruistic kidney donor who saved my life. Lest I digress. But it’s real and it happened, and you also need to know that there are good people who do fabulous things.

Your Friction Checklist

Both before and after my recovery, I was always being mindful and identifying all the little friction points in my life. I barely had the bandwidth to do an annoying task once—let alone if it made me sigh, clench my fists, or mutter under my breath.

There’s no big moral here except to tell you to look at your friction. Here’s a checklist of ways to reduce it:

  • Fix something small today.
  • Tighten the loose doorknob.
  • Make a list of annoying things and have a handy person fix it all.
  • Get the felted hangers.
  • Hang new artwork.
  • Hire a housekeeper once or once a month.
  • Move the trash can so you don’t have to walk so far.
  • Say “no” to something you really don't want to do.
  • Don’t let people dump their work or responsibility on you.
  • Assign something to someone else.
  • Block people on social media who don't deserve you.
  • Limit your exposure to news and negativity.
  • Say “yes” to peace and good things.
  • Make the call to someone who deserves to hear from you.
  • Quit the job that’s draining you.
  • Put a pretty magnet over the knuckle prints the tenant put in your fridge.
  • Not everyone earned or deserves access to you.
  • Eat healthier food.
  • Go to church or read the word.
  • Clear the junk drawer.
  • Limit toxic people in your life.
  • Not all family needs to stay in your bubble.
  • “You up girl?” messages at 1 AM are for hookers—I said what I said—on Sunday morning, no less.
  • Recaulk something so your home is prettier.
  • Ask your kids “what’s in it for me?” when they demand something of the cash cow.
  • Ask yourself with every decision, “How will this improve my life?”

Build Your Own Bonita Beach, Gain Some Peace

Do one thing that reduces friction in your life today—and maybe be mindful of doing it again tomorrow. It might just be one grain of sand now—but one day, you’ll look back and realize you built your own beach full of the finest sand that money can’t buy.

And maybe, just maybe, you’ll find you have more peace, more time, less anxiety, more joy—or just more time to sit quietly and rest, think, or create.

That’s all. Enjoy your Sunday.

Quiet Luxury in Bonita Springs, Florida – Understated Elegance in SWFL

Aerial view of quiet luxury waterfront homes along the Imperial River in Bonita Springs, Florida

Quiet Luxury in Bonita Springs: Understated Elegance in Southwest Florida

When you think of luxury in Southwest Florida, it’s easy to picture the flashier side of things—luxury car showrooms, couture boutiques, and high-rise living along Gulfshore Boulevard in Naples. But travel just a few miles north, and you’ll discover a more grounded, intentional version of affluence: welcome to Bonita Springs, where “quiet luxury” isn’t just a buzzword, it’s a way of life.

What is Quiet Luxury?

Quiet luxury is the art of refined living without the need to announce it. It’s the curated choice of quality over quantity, timeless over trendy, and privacy over publicity. In Bonita Springs, this translates to living in elegant, gated communities, tending to coastal gardens, enjoying early-morning shell walks on uncrowded beaches, and entertaining guests in open-air kitchens under the whisper of ceiling fans—not velvet ropes or valet lines.

This is luxury that doesn’t chase attention, because it doesn’t need to.

Where Quiet Luxury Lives in Bonita Springs

True quiet luxury thrives in neighborhoods that blend elegance with ease—where nature, privacy, and thoughtful design take center stage.

  • Bonita Bay – Miles of nature trails, five golf courses, and a private beach park offer luxury surrounded by tranquility.
  • The Colony at Pelican Landing – An exclusive gated community with estate homes and mid-rise residences, featuring a championship golf course, private island beach, and sophisticated amenities.
  • Pelican Landing – A masterfully planned 2,365-acre community offering a private beach park, canoeing, pickleball, walking trails among corkscrew palms and mangroves, and a true sense of neighborhood luxury.
  • Barefoot Beach – A gated beachfront enclave offering serene coastal living with direct access to the Gulf.

Landmarks That Define the Lifestyle

Quiet luxury in Bonita Springs also lives in how we spend our time. It’s strolling through Riverside Park during a community concert or farmer’s market. It’s reserving a table at The Bohemian, where the menu is as carefully curated as the wine list. It’s discovering artisan treasures at the Shangri-La Springs gift shop after a slow brunch under ancient fig trees.

And it’s in the small rituals—picking up produce at the Elks Lodge farmers market, hiking CREW Land & Water Trust trails, or biking to Bonita Beach for sunset. These aren’t touristy thrills; they’re rituals rooted in local rhythm and understated abundance.

Luxury Without the Spotlight

In Bonita Springs, you won’t always spot the Rolls-Royce—but you will see the Tesla parked in a garage designed for cross-breezes and salt air. You won’t find labels flaunted, but you will find homeowners wearing UPF sunshirts and driving golf carts to pickleball matches. You won’t find influencer hotspots—because the real status symbol here is a lifestyle centered around wellness, discretion, and community.

Thinking of Moving Here?

If you're drawn to the idea of quiet luxury and are considering making Bonita Springs home, I’d be honored to help you explore it through the lens of a longtime resident and real estate professional. Whether you're searching for a gated enclave, a walkable downtown cottage, or a beachfront escape, there's a space for you here.

A Story About a Little Free Library in Bonita Springs Florida & a Little Bit More

A Little Free Library in Bonita Springs: A Story of Books, Community, and a Little Bit MoreA little over a year ago, I returned home to Bonita Springs after a tune-up at the transplant clinic in Tampa. Part of my recovery involved long walks through Tampa neighborhoods - simple, healing movement. I found myself drawn to the Little Free Libraries scattered around the city. I walked to as many as I could. Each one was a small treasure box, filled with stories and surprises, and those walks became a quiet part of my healing.

Before I even came home, I had already researched and sourced a Little Free Library to install right here in Bonita Springs. When I arrived back, it was waiting for me. A dear friend even assembled a table so I could paint it, inside and out, layer after layer, to make it as waterproof and long-lasting as possible. I was still hurting, physically and emotionally, but that little project gave me purpose. A few days later, the same friend installed it for me.

From the beginning, I hoped people would enjoy exchanging books and learning more about the Little Free Library movement. I stocked the first batch with books Jerry ☘️loved his favorite genres. Over time, the library developed a personality of its own, shaped by the people who visited it. It’s been through a self-help phase, a business and growth phase, a romance novel streak, a religious chapter, and even a period filled with popular book series from well-known authors. It even has a small children's section. It’s been a joy to watch it evolve.

Tonight, I stopped by just to tidy things up and I was genuinely surprised. The library was not only completely full, but also perfectly organized. Someone had clearly played a bit of book-Jenga to make every title fit neatly on the shelves. It made me smile to think someone cared that much. 💚

Next to the Little Free Library, I also installed a commercial bench. I had a hunch it might be useful, and it has been. I've watched people of all ages take a moment there, resting during a walk or using it as a recovery goal after surgery or injury. That simple bench has become part of many quiet victories.

There’s also a trash can nearby something I added after noticing litter being tossed from the nearby Oak Creek bridge. Once installed, it filled quickly, confirming my suspicions. Now, with the increasing foot traffic brought by nearby spots like Rooftop at Riverside and The Sugar Shack, it’s regularly full. A small change, but a meaningful one for keeping our town clean.

As someone who lives and works in this neighborhood as a local real estate agent, I just wanted to contribute something wholesome, something that didn’t cost anything but could help build character, connection and community. It’s easy to get caught up in sales and stats, but this felt like a way to give back in a quieter, more lasting way. Someone once said they tought I was a teetotaler because of this statement but now they get it: There are fewer and fewer things to do downtown that don't involve alcohol. America likes to get it's swerve on and that's ok but there are kids in this area, too, who need to grow, learn and develop.

There’s no big moral to this story. I just wanted to shine a light on the Little Free Library system and invite you to visit one. Bonita Springs has at least four now:

- At the Bonita Shores Club
- At Victoria on Bonita Beach Road
- At the Bonita Springs Historical Society McSwain Home
- And one at the corner of Pennsylvania and Rio Vista Circle 🙋🏼

You can find them using the official Little Free Library app or by visiting littlefreelibrary.org. And remember: you don’t have to leave a book to take one, and you don’t have to return it to the same library either. It’s simply about sharing stories, ideas and joy.

I think it’s beautiful how people are walking to feel better, reading to understand the perspective of others. Who would have thought that contributing something as simple as a Little Free Library could have changed a sidewalk so much.

Thank you for visiting the our Little Free Library. It makes my heart swell to see how well loved is. 💓
