Let’s Pretend It’s 2019 Again

As stunning as it may seem, we all really want the same thing in life. We just don’t realize we do. Now it seems as though everyone is stuck.

post-pandemic culture, friendship, 2AM friends, life after 2020, connection, loneliness, John Delony, pandemic trauma, social disconnection, pretending it’s 2019Something very unique happened to our country and our culture in 2020. Let’s not debate what happened or how. If you started arming-up, keyboard warrior, stand down. I’m here to talk about what it did to us all. Psychologically. Socially. Spiritually. Culturally.

The only comparison I can think of is 9/11 which was an event so immense it shifted the psyche of a generation and was never really recognized for the psychological disaster that it was. That was the first time slaughter played out, day after day for months, on our televisions. Children sat in classrooms and watched jumpers on repeat. People watched planes strike buildings and knew immediately what happened to those on board and in the buildings. This isn’t about conspiracy theories or picking sides. It’s about America now. Our brains now. The aftermath of unrecognized trauma now. (I may have written a book about it: It Started With a Helmet)

We, as humans, are starved for human connection. Yet we turn to the internet where we consume curated images of beautiful lives but miss the truth behind them. Gorgeous homes and fancy cars, many of which aren’t paid for. You don’t see the dying family members, the cheating spouses or the credit card debt that haunts people at night. Many of the photos of friends are filtered, free of imperfections like pimples and age spots.

We’ve lost the social scaffolding that used to shape us. It isn’t criticism, it just is. People treat each other with cruelty and disregard now. Many hospitality workers wear “funeral faces” as a standard look. RBF is permanent and the youth are nearly expressionless, staring at devices all day. Many grew up inside a bubble of isolation and never developed the skills to connect and communicate. They don’t even realize they’re missing them because this has just become a way of life.

So here’s my challenge to you: Wake up tomorrow and pretend it’s 2019.

If you have kids, friends or work colleagues, talk to them about it. Say: Back in 2019, when someone handed you something, you said thank you. Or, when you saw your neighbor outside, you waved, smiled or said hello. This is what it was like before the big C. Before the fear, before the distance, before the gloves and masks and remote work. I’ve struggled with this myself, honestly. I actually make an effort to go out or meet friends. Heck, Jacque just gave me a throw pillow with the words “lover of canceled plans” written on it.

I am consciously trying to make an effort now, though. Saturday, I met a new friend at breakfast. When we hugged goodbye I appreciated that she wanted to pretend it was 2019 too. I asked her if she’d ever listened to or read John Delony’s books. There’s one chapter where he and his wife invite their neighbors over and officially ask them, “Will you be our friends?” Not just friendly but actual friends. The kind you call at 2:00 a.m. when your kid is sick and you need someone to sit with the other kids or even to drive you to an emergency room. It was awkward, sure, but powerful.


This year, more than any other, I’ve realized how desperately we need those kinds of friends. When I needed people most, I was facing grief after major medical challenges, a few friends stepped out. Completely. Yes, I’ve had a couple of medically needy years. I know that. But sometimes we don’t get to control when we’re needy. Sometimes life just breaks us down and that’s when we need kindness, not distance. Presence not judgment.

I left that breakfast and immediately went to show property in Verdana Village. We were looking at new construction and the buyers had lived in Southwest Florida before. They explained that they didn’t feel the neighborhood we were looking at, which is newer, was as friendly as their last neighborhood. I said you lived here before 2019 and your neighborhood was friendlier, but the neighborhoods aren’t different. America is different. I watched the light bulb come on over their heads. We really had a constructive healthy conversation about the differences we see between then and now and we agreed that the scale of measurement has changed.

There really isn’t much of a point to this story except I thought I would simply say it out loud. Your life is wildly different since 2019 and you may not be aware of it. Maybe think about it for a bit. You might need to actively find your two AM friends or just new friends because you have a broken friend picker. You might have to be purposefully social and be kind or be bold enough to ask someone if they want to grab breakfast or to be your two AM friend.

Would you believe that month after month, all summer long, the real estate market has continued to sell. It's been somewhat quiet, but mostly because seasonal folks went away. They think it's really quiet because they are not here and what I will tell you is that incrementally, the real estate market has been shrinking every single month in Naples, Bonita Springs, Estero and Fort Myers, Florida. So what that means to consumers is don't be fooled thinking that the real estate market is slow and there will be inventory for you.

There are a couple of factors at play - one of them being that while folks finally went away this summer for​ a seasonal real estate market, for the first time since covid, they did come back earlier. We saw car haulers here in early August. Folks are flying into town, picking up their cars, starting to get their SWFL homes in order, and then going back north to close up whatever residence they have there. So what that means is the folks that are actually purchasing real estate and getting ready to come back this winter are going to be ahead of those who are waiting to return for the winter to buy real estate. The people in the summer and the people in the early fall, will have advantages of less competition, maybe a little bit more choice and then also not that pressure that other people are trying to buy the same real estate.

As soon as the election season is over, we'll probably see the real estate market really kick off. Buyers don't have confidence in a presidential election year, and what will happen, regardless of who the winner or loser is of the presidential election, buyers will at least have certainty to move forward. Now they're threatening that they're not going to purchase real estate regardless of who is going to be in the White House. However, we all know it's going to be minus four in Minnesota in February, and real estate market will continue to march on.

Now what we are seeing in the real estate market right now is fewer cash transactions. We're down there in the 50, low 50 percentile of cash transactions. The reason for that is there is less pressure, and there are buyers who were aced out of the market before because they were financing buyers. When there's multiple offers, home sellers often take those cash transactions so they have certainty that the property's actually going to close. Those buyers who may have missed their opportunity last year are back in the market. They are financing conventionally.

Last year, during the month of August, we had about 33% conventional mortgages. This year, we had 40%. Folks are not only financing conventional but they are asking the sellers for concessions, and sometimes that is assistance with down payment or prepaids. The majority of our sales are under $600,000 50% of our sales are under $600,000 entry level, being in that $300,000 to $400,000 range. So know that if you are a buyer, the closer you are to that $300,000 range, the faster the real estate sells.

Things are picking up in general. People are back in town. We're seeing the seasonal residents come back. So we will not only just have competition with the real estate, but we will have more people in the restaurants on the streets. And to that end, we are in the process of building out our calendar of downtown events in Bonita Springs. You know, we're an upside down land here. We garden in the winter, and we also have our festivals and fairs in the winter. So right now, the events for downtown Riverside Park, trick or treating, all of those things are in progress of being planned. So all winter long, the art shows will be available and all the wonderful things that you see happen downtown. While you were away, lots of things changed there, also. So be sure, if you are downtown, to stop by the Rooftop at Riverside food truck park, it is really a great venue to stop and have a bite to eat. As well, stop by the McSwain home - Bonita springs Historical Society and see all the changes that happen there over the summer. There's always going to be something happening downtown, whether it's the concerts in the park or the festivals. We're hoping to get that schedule up on the internet and also into your mailboxes soon.

Be sure to save the date for November 26 if you are one of our customers or clients, a home seller, or you're in contract to be a buyer with one of our buyer's agents, we do have a fall event that we plan every year. This one will be at the Historical Society, at the historic McSwain home and gardens. Last year we had it there. Hopefully we're adding some things onto it, including a fun poker run. Everybody gets a Thanksgiving pie to take home and some other fun things. So we are in the planning stages. It's always the Tuesday before Thanksgiving, so be sure to save that on your calendar. So when the invites go out, you'll be able to RSVP. Last, if you are considering buying or selling real estate within the next year, it's never too early to start. We really try to help people learn a lot and strategize so that they can take the next best steps with confidence. A lot has happened over the last year, not just with the real estate market, but the industry itself and how it's managed, especially buyer's agency, and how to handle both being a buyer and being a seller with the new rules. The "election jitters" continue and amplified.  Since the last newsletter, there was an attempt on a candidates life and the incumbent dropped out of the race. All of this uncertainty adds up to nervous consumers. The consumers are shopping hard but they're still purchasing quietly.  I found a really interesting stat online that shows why/how real estate would change hands just based on life events.  Take a look at what is anticipated to occur to American residents in 2024-2025.  These are the factors that would compel people to buy or sell real estate regardless of the market, politics, world affairs or interest rates.

When we did the numbers for this month inventory went down, again ... just the tiniest bit or stood pat. It went down a small amount last month, also.  We know your summer weather is stunning up north but it may be worth your while to look at property before the masses return. The inexpensive properties (everything is relative) are moving fairly quickly.   Look at these stats of the overall market in a rolling absorption rate.  These figures indicate the "months of inventory" currently for sale, given the rate of sale.  That rate will pick up  in the next 30 days as shoppers purchase to "winter over" instead of leasing a seasonal rental.
