Cash talks in Bonita Springs real estate sales. A whopping 64% of real estate sold in Bonita Springs and Estero was paid for with cash, followed slightly by about 31% of real estate sales paid for with conventional financing. About 3% of sales were FHA Mortgages and a scant amount was classified as other which could mean a trade or even private money or hard money. There were no recorded sales that were owner financing. Owner financing in Bonita Springs has just not been popular.

Bonita Springs Real Estate Market Report: What price range of Bonita Springs and Estero Florida real estate sold in July 2012? About seventy-eight percent of all real estate sales were priced under $400,000. Why is this important to know? If you’re selling your Bonita Springs real estate it should interest you to know if real estate in your price range is in a popularly selling range. If you’re buying real estate you might want to know if the market is moving swiftly or slow for the range your budget is in.
The Bonita Springs real estate market as a whole is stable. You’ll notice the graph below indicating a fourth year in a row of fairly stable sales – no huge upswings or downturns. So when consumers ask “How’s the market?” or when a consumer comes to Estero or Bonita Springs thinking we’re distressed and real estate is not selling, the graph tells the true story. There is no mistaking the low period of the real estate market, the slow and steady rise, then the consistent, level sales nearly four years in a row. Didn’t see that one coming, did you?
We had just under 12% foreclosures in Bonita Springs and Estero. The short sales were at about 8%. That means that we’ve absorbed a great deal of our distressed properties. We’ve even had fewer short sales and foreclosures in the recent past. The future will bring a steady drip of the occasional foreclosure or short sale but not a massive deluge as we saw in 2006 and 2007.
With the Bonita Springs foreclosure market dwindling we see multiple offers and lenders accepting cash offers in many circumstances. The properties often sell within a few days of being listed.
So what does that leave for inventory in Bonita Springs. The absorption rates of the real estate in Bonita Springs is skewed a bit, as we still have an unusually large number of pending/contingent properties which are counted as active listings until the sale closes. So the actually estimates of standing inventory is far less than is estimate.
Remember, a balanced real estate market is considered six months of inventory.

Bonita Bay real estate sales wrapped up at the end of July showed a fair amount of sales with the most robust amount of real estate sales in the price point over one million dollars. There were no short sales and no foreclosures that sold in Bonita Bay this month – all sales were equity owned sales.
The price point of $600-800,000 realized no closed sales in the Bonita Bay Community in the month of July. The month prior only realized one closed sale in that price point.

If You’re wondering what is going on outside of the Bonita Springs real estate market, this is a look at the total of Sunshine MLS which includes both Lee and Collier Counties and an occasional outlying area. SWFL real estate sales are fairly level while comparing to prior years and, of course, the low time of the market in 2006-2008.
The foreclosures real estate accounts for about 13% of the closed real estate sales in the Month of July, the short sales accounted for about 14% of the sales in SWFL.

Not sure how to give or be involved in Bonita Springs on a charitable level? Well, many people aren’t. Recently, I received an message from a friend who was invited to a Facebook fan page for the Project Pinball, a page that supports and promotes a pinball machine rehabilitation project at The Children’s Hospital of Southwest Florida. He said, “I’m just not into pinball.” I said, “Honey, it’s not about pinball. It’s about little kids with cancer and blood disorders having a distraction from their day to day combat.” What does a mouse click really cost you?
Some people don’t get it or maybe they haven’t yet developed their benevolence. Maybe they just need to understand that it takes a village. Everyone can give to charity and sometimes it doesn’t mean opening your wallet or giving hours of time. Sometimes it’s just a mouse click … just a flex of an index finger.

1. Attend and enjoy an event in Bonita Springs. Which event? Pay attention, many of the local events which appear to be “City Events” are created and managed by service organizations such as Bonita Springs Rotary Noon, for example “Taste of Bonita”.
2. Purchase a few extra items for the Bonita Assistance Office food pantry the next time you go to the grocery store. Clean out your pantry and donate items you won’t be able to use before their expiration date or those items you may have purchased accidentally.
3. Volunteer at a local Bonita Springs charitable organization. Many of the local charities operate retail shops or receiving and distribution centers which need manpower.
4. “Like” the Facebook fan pages of local Bonita Springs charitable organizations and get involved in the discussion.
