Paddling the Imperial River With Cullum Hasty

We decided to paddleboard the Imperial River on Labor Day 2012.  Our journey was going to be from Kent Road to US 41/Tamiami Trail.  I mostly wanted to do a run on the stretch that the Riverfest canoe race was going to be held on. 

When we pulled up to the end of Kent we were met by Cullum Hasty and we told him we were preparing to do down river on SUP.  Within a few minutes he decided to grab his own kayak and join us for part of the Imperial River trip.

This eastern end of the Imperial River is well shaded and the water runs cool.  The banks are lined with cypress and cypress knee.  Every once in a while is a rustic looking swing or rope.  Periodic boat docs line the east end of the river starting just west of I-75 and grow in numbers as we  got closer to the Gulf of MexicoGulf access real estate even though it’s east of Old 41 Road.  It’s great for fishermen, canoe or kayaking, too.

It was a phenomenal trip complete with wildlife sightings.  We even had home owners come to their back decks to chat us up and ask how our tip was going.  It was a good time. Follow Up On Submitted Real Estate Offers

Closed sale.  Not long ago I closed a sale on a single family home in San Carlos Park area. It’s a competitive real estate market for entry level housing, usually for first time buyers, just north of Bonita Springs, Florida.

Every real estate transaction has a story.  This particular real estate transaction brought a phantom offer story. Because the real estate market is moving so fast in entry level housing, homes in good condition, priced correctly often move quickly, usually with multiple offers.  As a matter of fact, written instructions in the listing contract stated that only full price offers would be presented to the seller the first seven days of the listing period just to weed out the distractions.

Naturally, a full price offer to purchase the home came along which was executed and put on the path toward closing about 45 days down the road. In the following days, an agent called and said, “I’m just following up on the offer I sent over to you.”  <crickets>  I say, “What offer?”

You guessed it, an email offer was sent with no more follow up.  Not a follow up email, not a follow up phone call or even a text message. I make it clear, in no uncertain terms, how easy I am to contact via email, phone or text in the showing and private remarks.  I never received the offer.  It just wasn’t in my email.

Had this real estate agent called and “presented” his offer I would have known about it and maybe even more about the buyer.  This home was part of an estate.  Maybe it would have mattered to the surviving seller that a family was going to use and enjoy the home, start a family in, etc.  The buyer’s agent could have shared something that would have endeared the seller to them. I, myself, have even drafted letters to the seller, complete with borrowed images of the buyers from Facebook, to earn some form of endearment to a seller. 

It only takes a little effort and the payoff is big.  Especially if you’re a buyer.  So if you’re buying real estate in the Bonita Springs area don’t you think you should ask your real estate agent how the offer is going to be presented to the seller?  I would.  If you landed yourself an agent who is going to pop off an email and not even bother to follow up that it was received you’ll never land a home, especially in the entry level priced arena.

Would you believe the sun just tried to come out? Isaac was an absolute flop in Bonita Springs, Florida.  We've been in between rain bands nearly all night. It sprinkled a little this morning and it was dark but otherwise this is no different than any other rain ... except school is cancelled. Have fun with those kids today! lol ;-)

UPDATE 12:00 Noon 8-27-2012  Video at Imperial River Boat Ramp. Very little wind, very little rain, higher water in the river.

There was a debate about whether it was a whelk or a conch … technically, we think he found a conch eating a whelk.  See the whelk shell sticking out of the pink fleshy area, the conch was eating it!  If “The Google” is correct the pink flesh makes it a conch.  The Google also says whelk would have brown or black flesh. This was the first time we found a conch in Bonita Springs.  We were paddleboarding in the back bay just east of Bonita Bay towers where the channel opening is between Big Hickory Island and Little Hickory Island. Bonita Springs Mortgage Brokers - Why Use Your Real Estate Agent’s Referral?

If I had a dollar for every sad-as-a-country song story about a mortgage loan that didn’t close on time or a real estate purchase that fell apart because of the mortgage I could retire from real estate.  As fate would have it, I’m sitting at my computer eating a spicy black bean burrito trying to figure out if or when a sale for one of my listings will actually close sale … that is, if the lender ever gets their act together.  Total waste of a Friday night, if you ask me.

What I can tell you about this little predicament is that it could have easily been avoided.  Any real estate agent worth their salt has undoubtedly recommended a local lender to their buyer, maybe two or three even.  The buyers, chose to shop for some hocus pocus internet deal or were charmed by misguided “loyalty” to their own bank (who doesn’t give a crap about them away) and they’re a hostage to the bureaucracy of bank and a vindictive underwriter who is sleeping comfortably tonight, unlike the rest of us.

Most of the time, against the real estate agent’s advise, the buyer has decided to have “Mortgage Broker B” finance the purchase of their Bonita Springs real estate and not one of the myriad of reputable, proven, local-I-know-where-you-live-and-grocery-shop-and-I-will-hunt-you-down, mortgage brokers.  I could name five such mortgage brokers off of the top of my head right now.

Why the resistance, buyers?  There is no secret incentive for a real estate agent suggesting a buyer use a recommended lender, except for the real estate to actually close sale.  That’s it.  There are no secret sweetheart deals, they don’t send us gift baskets, they don’t send over trays of cookies, nothing.  We, the real estate agents that you’ve trusted to help your family find a home in Bonita Springs, Florida want you to be able to close on it and move in on the actual date on the contract.  We don’t want you sleeping in a hotel or a friends couch or worse.  Heaven help you if you have an eighteen wheeler full of your prized possessions idling out front because you are NOT MOVING IN and if your kid wants to ride his big wheel in his new neighborhood, too bad.

Of course, bank closed the barn doors just after the horses got out and as a result you couldn’t possibly even begin to imagine the lending and underwriting restrictions that can effect the ability for you to get a mortgage on a home. Income, seasoned money, location, length of employment, chain of ownership of the property, the list goes on.

Wait until you hear about lending on a condo in Bonita Springs.  Condos fell out of favor with the bank and your lender also needs to be a magician for that loan to fund in a timely matter.  Too many tenants in the complex, too many owners not paying their quarterly assessments are just two of the whoppers that crush fundability.  Even if a bank will loan on a condo they often require 25-50% down to make the risk worth it to them.

Whether you’re purchasing a home or a condo in Bonita Springs a local mortgage broker would often know the market, know the complex or be able to research it, vet the stability of the complex before you get money tied up in inspection fees, appraisals and such only to be told that there is too much risk and have underwriting kick it back.

I’ll have you know that the real estate transaction that this post is based on closed sale after two extensions and a variety of ridiculous requests by the lender.  It wasn’t officially closed until 4:30 on a Friday night, over two weeks beyond the scheduled closing date.  All delays were lender delays, the title agent, sellers and their agent did their jobs.  The buyers just picked an underperformer to obtain their mortgage and they were lucky the seller didn’t shuck them off after the first time the lender fell down.

How Far Should A Real Estate Agent Travel?

How far can a real estate agent travel and still be an expert? A city?  A county? A different state? Your real estate agent may travel the state with you to help you buy real estate but is it the best representation you could possibly have?

Will they know:

Current zoning issues?

Development orders? What if a Walmart is proposed in that vacant field across the street?

Proposed changes to the area?  NIMBY things … (Not In My Back Yard)

Environmental issues? Ever hear of a scrub jay?  Your agent may not have either.

What if there was something being build nearby that negatively effected the value of the home you were buying and they didn’t know about it because they lived outside of the area?

As a consumer, how far do you think your real estate agent can travel and still be considered an expert?
