Choosing a Bonita Springs Buyer Agent

What’s that old saying? Fool me once shame on you, fool me twice shame on me.  No matter what the relationship is, the only thing worst than being dumped or cheated on is being dumped or cheated on twice by the same person twice.

Unless my content was stolen, you’re reading it on my real estate website which is where many of my business relationships begin.  Consumers, both buyers and sellers of Bonita Springs real estate, find my website in search for the answers about real estate and/or a search to choose a real estate agent to employ … hopefully, me.

Recently, I had someone contact me to search for homes in Bonita Springs.  As usual, email and phone dialogue goes back and forth a bit and the buyer’s criteria gets honed so that they’re fairly close to really knowing what they want before they get to visit Bonita Springs.  Somewhere in the early stages of honing Mr. Buyer’s criteria he just showed up in Bonita Springs, called me out of the blue, clear sky and said, “Let’s go out and look at the homes we talked about.” 

Honestly, I had no idea he was coming, we had no “list of homes” we’d even really narrowed to the point of getting into a car and searching.  On top of that, my schedule was full for the next few days and had to shift around appointments and cancel recreational plans if I was to accommodate this last minute request.  By the end of that day I had left a voicemail and an email for Mr. Buyer to establish a time to begin showing properties.  They went unanswered until late into the evening when I received an email which read:

I have started working with another agent that was not so busy.   If he does not find me anything we want to buy, I’ll check with you in the future.

He didn’t make it through the day of his surprise visit before he ran away with another real estate agent.  In retrospect, I’m relieved. Most of the people who work with me to purchase or sell their Bonita Springs real estate actually appreciate the work I  do and respect the time and expense I invest in their home search.  Expenses for which I’m not compensated until the buyer purchases a home or condo.

This whole strange event was water under the bridge with this failed real estate buyer relationship until today when I received an email which read:

I have been in contact with an attorney here in [my state] and I find, that here, unlike Florida, your home is not protected from claims.  He is in the process of transferring everything I have into a trust to make it hard to get at the assets.   However, I am advised to not sell my home until the [things have] been resolved, so I will not be buying in Florida at this time. 

Thank you for your efforts and when we do buy, I’ll be in touch with you.

My best guess is that since he had already dumped me when he first arrived in Bonita Springs, unexpectedly, without an appointment or even a courtesy phone call to say that he was on his way and expected me to drop everything (including courteous customers like you and my family) that I was one of many Bonita Springs real estate agents he had two-timed or rather three or four-timed.  It sure seemed like a group email that was bcc’d to more than one person. I was just in his “Florida real estate agent” address folder and we all were mail the same “Dear John or Jane” letter.

I’ve been a real estate agent for thirteen plus years and have always declined not to work with buyers who are working with another agent in Bonita Springs.  It’s simply not beneficial to the buyers and it’s disrespectful to the other real estate agent.  Besides, there isn’t *that* much real estate to go around that a whole new person is required to show real estate on another day, like there is a secret stash that some other real estate agent is going to have special access to.  We all have access to the same real estate for sale in the MLS.

This is a really difficult subject matter to discuss.  There are those who think that real estate agents are only worried about commissions so they’ll go that route and attack the words because they assume it’s greed prompting me to share this.  The truth of the matter is that it’s really about respect.  I wonder if the buyer in this story could even extrapolate that many real estate agents wasted hours of time with no compensation for services rendered?  They didn’t even have the choice to spend their time otherwise, giving charitably, spending quality time with their family or just getting their own personal chores done.

There aren’t many professions out there where a consumer can actually consume [time, resources, expertise, experience] and NOT pay for what they used. It’s like walking into the super market and taking a bite out of an apple and walking back out.  The job of a real estate agent isn’t publicly funded and real estate agents do, in fact, only get paid for performance after a consumer actually purchases real estate.  Plus, ninety-nine percent of the time, the buyer isn’t even footing the bill, the seller pays the marketing fee at closing.  The only investment a real estate buyer needs to put into the relationship is loyalty and respect.  1.) pick a real estate agent and stick with them 2.) be truthful and transparent throughout the transaction.

The time that Mr. Buyer wasted driving around with multiple real estate agents really should have been spent on the phone or on the computer/email interviewing each of them to find out which one knew the market the best, was the most experienced and educated them the most on the real estate market, the finance market and the community in which they choose to purchase.

Most sellers of real estate in Bonita Springs probably don’t know or realize there are some tools in the “back end” of the local MLS that can help other agents sell your home or condo.  The consumer facing side of Sunshine MLS is the part that exposes public remarks describing the real estate as well as the pertinent information, square footage, fees such as HOA and condo fees, rooms, construction type, etc.

There is a back end, private area of the Sunshine MLS that helps other agents sell your Bonita Springs home or help their buyers understand the home better and hopefully get them to cross the threshold for a tour and potentially write an offer to purchase it.  Sadly, there are real estate agents who do not take advantage of it.

The three biggest short cuts real estate agents take is not including the directions to the property, not doing all the research and not including additional media. 

Directions: Not all real estate agents showing Bonita Springs real estate live in the area and have first hand knowledge of the streets.  The three worst things to see in the “driving directions” section is:  “see Google maps” which isn’t always accurate, “ask guard at gate for directions” and … nothing, just a blank space where someone could have told an agent which gate permits visitor entry, where the guest parking is, etc.

Research: “Call Bonita Springs Utilities” or “Call HOA Manager” or “Buyer to Verify Outstanding Assessment” doesn’t relieve the current owner of the real estate from liability for not disclosing outstanding assumable debt. Most of the time if the debt involves the actual real estate or the current owner of the real estate, the utility or the management company will only give the current owner or their real estate agent the info anyway.  Everything should be in writing when there is an assessment or other fee a buyer will or may be subject to assuming.  Wouldn’t a seller be more protected if those documents were readily available to any real estate agent writing an offer?

Media:  Media is a variety of items that is the “value added service” that helps buyers fall in love with your home or make buying it faster and easier for them.  Media is a place to upload additional documents; floor plan, community site map, addendums such as sellers disclosures, HOA summary disclosure, defective drywall disclosure, short sale addendum, homeowner association bylaws, community budget or application package, condominium documents, etc. The most beneficial way for a sale to occur is with a complete offer, all of the addendums accompanying the contract. 

The image above is the trifecta of confidential remarks failure.  This property was actually a Bonita Springs short sale, located in an HOA so there was no shortage of documentation that a potential buyer would need to submit to accompany the offer.

Real Estate Pricing Mistake #1 – Not enough research.  Researching a listing price for your Bonita Springs home should include thorough market research; active listings, current absorption rate, three to five recent closed sale comparable properties, which have sold in the prior six months or less.

Real Estate Pricing Mistake #2 – Simply hiring the real estate agent who suggests the highest list price for your home.  It’s called buying a listing with real estate insiders.  What does it cost for you to own that property for six months?  While an unqualified real estate agent or an agent who just wants a listing takes it at a premium price you will be spinning your wheels.  If it’s a six month listing you may has well put six months of carrying costs in a pile and set it ablaze.

Real Estate Pricing Mistake #3 – Thinking with the heart and not the head.  Everyone loves their home and selling real estate can be very emotional.  Try to stay grounded and not get swept up in emotion.

Real Estate Pricing Mistake #4 – Over pricing real estate from the start.  It’s like starting off on a walk with a sprained ankle. It’s not going to go well and just cause more pain and suffering down the road.

Real Estate Pricing Mistake #5 – Overpricing real estate “to test the market”. The real estate market was already tested … by the three to five closed sales comparable properties you should have used to determine the listing price.  They provided the next seller FREE market research so use it.

Real Estate Pricing Mistake #6 – Small price reductions downward, chasing the real estate market.  The only person you’re fooling is yourself. Buyers are savvy and they’ve looked at every home in your price range. On top of that, they have access to the internet, free property valuation services and probably a real estate agent who will tell them about every price reduction, previous listing and days on market.

Real Estate Pricing Mistake #7 – Not understanding the current condition of finance and whether the property will be able to be financed.  FHA Loan Limits, Condo Questionnaire  If the real estate you are trying to sell does not qualify for financing it could severely effect the final sale price as the real estate will be limited to cash buyers only.  Read also: Blind Sided in Underwriting | Bonita Springs Condo Loans

Real Estate Pricing Mistake #8 – Not getting a comparable market analysis if there are no showings or no offers.  Something is wrong with the price, location or condition.  Since real estate can’t be moved to improve location only the condition and price will be able to be altered – proceed accordingly.

Real Estate Pricing Mistake #9 – Listing your Bonita Springs real estate with a friend or relative because they “have a real estate license”.  For literally ten days in class and four hundred dollars anyone can have a real estate license.  There is a difference between being licensed and being a knowledgeable, experienced, productive real estate agent.

If you’re in the position where you need to buy a home in Bonita Springs but you don’t qualify for conventional financing there are alternatives.  Many buyers immediately think of looking for owner financing which offers a very limited pool of eligible real estate for sale.  First, a home owner must have the equity to be willing to offer owner financing and second, they must also be willing to offer financing.

The state of the real estate in Bonita Bay remains stable with steady sales.  Twenty-three units closed sale in Bonita Bay during the month of June 2012. Robust real estate sales were in the $600,000 and under price point with over 65% of the sales occurring in that price point.

The $600,000-$1M price point proved the slowest moving of real estate in Bonita Bay.  The upside to the condition of real estate in Bonita Bay is the low level of distressed real estate.  There are few short sales and foreclosures in Bonita Bay.

Only one closed sale was a foreclosure which closed sale in June 2012.

Looking for Things to Do? Kick off the Fourth of July with a traditional small town parade, organized by Bonita Springs' Professional Firefighters Local 3444. This year's Bonita Springs 4th of July Parade theme is Shine a Bright Light on Our Community and was chosen by Ms. Stacey Strell's Eighth Grade Class at Bonita Springs Charter School!

The parade starts at 9:00 am and runs South on Old 41 in Downtown Bonita Springs from Bonita Drive to Riverside Park in Bonita Springs, Florida.

Then the City of Bonita Springs once again celebrates Independence Day with the annual Star Spangled Bonita!

The event will feature Deb & the Dynamics, children's activities, eating contests, an old-fashioned bed race and a laser light show and fireworks display. The festivities will begin at 4 p.m.

Newly added to this year's event is an old-fashioned bed race.

The race will take place along Old U.S. 41 beginning at 4 p.m. and interested participants are asked to pre-register with the YMCA 597-3148 or visit http://ymcapalms.org/.
