The "election jitters" continue and amplified.  Since the last newsletter, there was an attempt on a candidates life and the incumbent dropped out of the race. All of this uncertainty adds up to nervous consumers. The consumers are shopping hard but they're still purchasing quietly.  I found a really interesting stat online that shows why/how real estate would change hands just based on life events.  Take a look at what is anticipated to occur to American residents in 2024-2025.  These are the factors that would compel people to buy or sell real estate regardless of the market, politics, world affairs or interest rates.

When we did the numbers for this month inventory went down, again ... just the tiniest bit or stood pat. It went down a small amount last month, also.  We know your summer weather is stunning up north but it may be worth your while to look at property before the masses return. The inexpensive properties (everything is relative) are moving fairly quickly.   Look at these stats of the overall market in a rolling absorption rate.  These figures indicate the "months of inventory" currently for sale, given the rate of sale.  That rate will pick up  in the next 30 days as shoppers purchase to "winter over" instead of leasing a seasonal rental.

1. Bonita Beach Homes – Hickory Blvd runs along Bonita Beach north to Fort Myers Beach.  Homes on Bonita Beach are positioned Hickory Blvd. on the west side of the boulevard. The homes are beach front and the rear exposure faces the Gulf of Mexico.  You walk out the back door to white sugar sand in your toes.

2. Barefoot Beach Community – Homes in Barefoot Beach are Gulf front.  The streets of Barefoot Beach are in alphabetical order along the right hand side.  Some homes are direct beach facing while others may be offset. The community is gated but open from sunrise to sunset.

3. The Colony at Pelican Landing  - Both luxury estate homes and high rise condominiums offer exclusive resident access to The Bay Club and The Colony Golf Club. High rises have sweeping views of bay and blue gulf waters but they are not beach front. A beach club membership comes with home ownership.

Bonita Springs Luxury Homes: The most expensive home, a veritable trophy property is located on the Gulf of Mexico on Hickory Blvd built on a double lot.  This property is almost tied with a home about twenty-five home sites away.  Walking distance for those who would prefer to have family close by.  Two trophy properties within walking distance of each other on Bonita Beach.

The most expensive high rise condo for sale in Bonita Springs & Estero is located in Altaira at The Colony offered at nearly $10,000,000.
