1. Bonita Beach Homes – Hickory Blvd runs along Bonita Beach north to Fort Myers Beach. Homes on Bonita Beach are positioned Hickory Blvd. on the west side of the boulevard. The homes are beach front and the rear exposure faces the Gulf of Mexico. You walk out the back door to white sugar sand in your toes.
2. Barefoot Beach Community – Homes in Barefoot Beach are Gulf front. The streets of Barefoot Beach are in alphabetical order along the right hand side. Some homes are direct beach facing while others may be offset. The community is gated but open from sunrise to sunset.
3. The Colony at Pelican Landing - Both luxury estate homes and high rise condominiums offer exclusive resident access to The Bay Club and The Colony Golf Club. High rises have sweeping views of bay and blue gulf waters but they are not beach front. A beach club membership comes with home ownership.
4. Bonita Bay – The community of Bonita Bay is an exquisite community offering optional golf and fitness memberships. Every owner has access to the beach club and the complementary shuttle services. Luxury high rise condos and single family estate homes are nestled in a perfectly landscaped sanctuary.
5. Ritz Carlton Residences Saltleaf – New construction in 2024, Saltleaf will offer the newest luxury high rise condos in the Southwest Florida area. This exclusive community is being developed by London Bay.
6. Little Hickory Shores & Dolphin Cove – Canal from and Bay Front gulf access homes in the Collier County are of Bonita Springs. Most homes have private boat docks in the back yard and are just minutes away from the Gulf of Mexico. Dolphin Cove is gated.
7. Carolands, Cape Hickory and Solenzara – Bay side properties on the east side of Hickory Blvd near Bonita Beach. Cape Hickory & Solenzara are luxury townhome style communities across the street from Bonita Beach and most of the home have gulf access with private boat docks in the back yard. Carolands is single family luxury homes on the bay. Some of the homes may be considered trophy properties due to wrap around water views.
8. Imperial Shores – Waterfront homes with private boat docks. Offering luxury gulf access living with biking distance to Bonita Beach. Gulf access via the Imperial River and about 20-30 minutes to the Gulf of Mexico.
9. Pelican Landing – Located west of Tamiami Trail offering optional golf membership. Estate homes positioned in a luxury community with mature, dreamy landscaping. All property owners enjoy access to the community center and private beach access via water taxi.
10. San Carlos Estates – A community quickly developing as a luxury community for single family home ownership on 1.25 acre or larger parcels. The community is not gated and there are no amenities. For those who want room or outbuildings for storing toys or workshops.

When buyers of Bonita Springs real estate ask to be west of 41 to be closer to Bonita Beach there are a few communities we recommend looking at that are just east of US 41/Tamiami Trail, also. Sterling Oaks flies under the radar because it’s actually just over the Collier County line and has a Naples address.
The community is a gated, tennis and pickleball community. It’s located very near to the Woods Edge Parkway traffic signal which would provide safe passage to bike riders heading to the beach. If you’d like to learn more about the community, read also: Sterling Oaks
If you’re considering purchasing a condo in Southwest Florida and your desire is to be close to the beach without paying “on the beach” prices Sterling Oaks may be something to look at. In February of 2024 the inventory is slightly over eight months of inventory which tips the favor slightly toward the buyers.
