After you move to Bonita Springs, don’t forget to go to the beach.  Seriously, the glow sometimes wears off and you just don’t go as much as you used to.  After nearly thirty years in Bonita Springs I find myself hitting long stretches of not having sand on my feet so I make myself go.

In the last few years I’ve become an avid standup paddler and find myself in the back bays a lot.  Lately I’ve been a 6:00 a.m. paddler.  I put the boards in at Bay Park North in Bonita Springs right beside Big Hickory Seafood Grille and Marina.   The paddle trip is usually east up Broadway Channel, around the island and back.  

This week we had a beautiful full moon that coaxed me toward the gulf.  I braved the low tide current that was just slowing down to change and headed out to the sandbar at the end of he peninsula.  Slum Dawg Dillionaire ran about one hundred miles on that sand bar.  The weather was beautiful, the pass was teeming with wildlife, too.

I’m always looking for paddle company.  Bring your board to the ramp some morning and join me! In the event that you’re interested in what the beach look like at the pass, I did take some pictures.  Hope you enjoy them!

Welcome back, snowbirds.  We’re seeing the car haulers on the sides of the streets again.  Those snowbirds will come back and probably be shocked at the changes in our Bonita Springs real estate market.  Inventory is extremely low, especially in entry level priced real estate.  It also moves swiftly. 

I saw a comment on Facebook by a local real estate agent marveling at yet another investor coming to the area who, still, thinks thinks this is a distressed area. Make no mistake, we’ve recovered and prices have been going up for some time. We’re clicking along at a good pace now.

To put the climbing real estate prices and inventory into perspective; at the time of publication there are only four single family homes on the market under $100,000 in Bonita Springs and Estero, Florida.  Three of those homes are $99,900 and may have financing issues for mixed zoning or age/code issues. 

Chris Griffith RealtorAll told, there are only seventeen homes and condos under $100,000 in Bonita Springs and Estero at this time.  A few years ago, there was a sea of real estate inventory.  We’ve quietly recovered and with that recover and absorption of inventory, the prices go up.

More to Bonita Springs Florida Than Just Bonita Bay

Recently, I had a conversation with a home owner who was considering selling their Bonita Springs home.  Towards the end of the conversation the home owner asked if I mostly sold real estate in Bonita Bay because there has been so many postings on my website about it. 

Truth be told, I sell real estate everywhere and any type of residential real estate.  I’ve had multi-million dollar listings at the same time that I listed real estate under $100,000. Real estate is real estate.  Sure, selling the high dollar real estate might enjoy larger return when counting a closed sales but the fact of the matter is that a successful real estate agent can not enjoy a long term career without accumulating a pool of past and present clients who tell their friends about “their agent”.

Consider myself, for example, with over fifteen years in the business.  I can’t imaging how many title companies, attorney offices and real estate offices I’ve been to over the years.  Throw in home inspectors, mortgage brokers and any other service trades used in in the process of real estate transactions.  After a while, those people also trust and refer real estate from their friends and family.  They’ve probably first-hand-witnessed me power through an ugly transaction or two.  I’m not an alarmist so I just get stuff done without the drama and most people appreciate that.  Sometimes the buyer or seller has had so much of the grief handled behind their back they didn’t know that they were in a miserable transaction. Yes, I could write a book.

I guess what I’m saying is that with this length of time in the business combined with the width the pool of people I know brings in all sorts of business.  I wouldn’t turn away one of them, either, whether it was in Bonita Bay, Bonita Shores or Arbel.

So why so much about Bonita Bay?  Well, I don’t do things the easy way and have chosen to write and produce my own real estate content on my real estate website.  It’s just that lately I’ve been writing about Bonita Bay … a lot. My land, there are over 50 neighborhoods in there!  I’ve written about dozens of other neighborhoods in Bonita Springs and Estero, too, though.  Let us not forget The Mailbox Series, my sly way of writing about the mere 35% of the city of Bonita Springs that is not gated.

If you’re a consumer you’ve probably been bored to tears reading about a neighborhood online before, those two or three generalized sentences about a neighborhood.  So general, in fact, that the webmaster who created that text probably just swaps out the name of the community for each neighborhood written about.  I actually write extensively about the communities and take pictures of the area, the amenities, architectural features, street views and more.  It’s combined with original text about the community and sometimes it even includes a video.  It’s a superior tool for marketing listings and there are so few real estate agents who use it.

I’ve bought a home from a long distance before so I feel that I know what consumers want.  They want to know how far away the beach is, what amenities are included with ownership and how many homes are on the street not just “Bla bla bla is a gated community and includes membership to the such-in-such golf course”.  Lame-o community profiles … I’m not telling you anything you don’t know.

Luxury Real Estate Market Sales Update

Luxury real estate in Bonita Springs is selling at a brisk pace. Take a look at the snapshot of Southwest Florida historical sales that took place in the month of July over that last decade. We’re seeing record contracts and sales in all sectors and price points but it did take a while for the luxury real estate market to keep pace with the overall market.

In case you’re curious about how the real estate was paid for, about seventy-two percent of luxury real estate that sold July 2013 was paid for with cash; twenty-eight percent was paid for with a conventional mortgage.

Most of the luxury real estate is located on Bonita Beach and in the communities of Bonita Bay, Shadow Wood, West Bay Club and Pelican Landing.

Can you believe that a little over 75% of all sales is priced under $400,000.  The result is dog eat dog real estate negotiation in entry level.  Here’s the facts about most of the Southwest Florida real estate market, including (most especially) Bonita Springs and Estero Florida:

  • Inventory is tight and multiple offers, shorter days on market are the norm.
  • Home and condo prices are going up.
  • It has shifted to a sellers market in many market places.
  • There are more buyers than there are properties on the real estate market.
  • Foreclosures and Short Sales account for less than 11% of our real estate market.
  • We are not a distressed real estate market.

The 600-800K price range has finally seen a shake loose.  Things are also looking up for the $1M real estate market and up.  With the jumbo loan market tightening in January 2014, we’ll see a few more homes close sale spurred by the urgency of wrapping up a real estate transaction before the years end.

Enough can’t be said about the Bonita Springs real estate market and how the recovery has quietly moved along.  Real estate inventory is low, low, low.  I showed a snapshot of one day of recorded real estate transactions on our new MLS to give people a truthful depiction of how fast our real estate is selling and to demonstrate the shortage of inventory.

If you needed to see a graph that shows how many units of real estate sold over the last decade just to compare, this one is picture perfect.  We’ve been on a slow, steady climb and that is now over. We are seeing multiple offers in real estate sales, homes are selling over list price and often on the market for only a few days.  Take heed, gentle real estate buyer.  You may need to get very serious about buying your home and not missing the boat … especially when the tourists return.
