One of the most frequent questions I get from buyers about real estate is, “How much are the taxes?”  There are a variety of reasons why real estate taxes vary from property to property, even when they have identical floor plans.  You can literally be looking at two homes, cookie cutter versions of each other and have the taxes be hundreds if not thousands of dollars in difference.

A few variables that can effect the taxes on a home are discounts for:

  • Homestead exemption
  • Disability exemption
  • Widow or Widower exemption
  • Seniors exemption

The county’s property appraiser website has a handy Lee County Tax Estimator Feature

There’s disclaimers, it’s only an estimate.  Don’t run out and get a tattoo of your estimated taxes on your back or anything.  It may not take into consideration other items such as a CDD or a community development district that could also be on your tax bill.

Capturing The Opening Blossom

There’s a light on my mailbox post that has been burned out for some time.  Since I live in a home owner association all of the mailboxes are the same and a local resident maintains the light situation if one burns out.  Well, there’s a passiflora that has engulfed my mailbox rendering it virtually impossible to change the light.

My weekend mission was to get together a couple of helping hands to suspend the plant to be able to open the light box and change the bulb.  The plant could have actually been whacked back and it would have grown up again but I have fruit on my plant.  Honest to goodness, passion fruit. 

It’s been a crappy winter and they might not even turn into anything useful or even edible but I thought I’d at least try. 

As luck would have it what I thought was a withered blossom from yesterday was actually about to open.  The flowers open really fast in the sun and since it was on the north side it was slower than usual.  I took several pictures so you could watch it open.  The last two pictures have a honey bee on it.  Enjoy!

This mailbox was on Kentucky Street west of the rail road tracks. I stumbled across it when I was looking for the Carambola Tree.

Kentucky Street is at the corner of Old 41 Road where the old Shangri-La Hotel is located.  Last weekend I had a chance to canoe Oak Creek and tour the property from the creek vantage point. It’s been years since I’ve been on the grounds.  It’s a long, “back in the day” story.  maybe after I sort through the pictures I can tell you about it.

At any rate, we canoed east all the way to Bonita Beach Road.  When the banana spiders came there was a retreat.  I didn’t think they’d be out in the winter.  Boy, was I wrong!

Today: Gulf Access Real Estate in Bonita Springs Under $500,000

The following is a portion of an email I sent to agents in my office, responding to an inquiry about gulf access real estate under $500,000 in the Bonita Springs and Estero are.  I work in the area a great deal and felt, after I sent the email, it would be of interest to readers who are interested in learning more about the market conditions of gulf access real estate.  This segment of our real estate market is on fire.

In Bonita Springs Gated communities: Brendan Cove, Paradise Village.  Both in MLS Geographic Area of BN08 off of West Terry Street.  Paradise Village is one street, Flamingo Drive, so search by that street name. 

There are lots of fisher-men and women in Brendan Cove.  Search that community by the street name Brendan, Driftwood.  There are several “Brendan something-or-other-streets”, Brendan Preserve, Brendan Way, Brendan River, Brendan Lake, so the basic “Brendan” search will bring them all in.  There is a street that enjoys the spoils of being in a gated, gulf access community without the financial obligation of being located in the community … and that is the east side of Driftwood Dr. That’s why you may not get all the listings by searching for the community name. 

There have been short sale units in The Cottages at Brendan Cove around $200,000. [Dec ‘09- Mar ‘10] They look like a single family home but are zoned condo. 

There are great cottages and gorgeous homes off of Pennsylvania Avenue in a variety of price points.

Non-gated In Estero, the “Fish Streets off of Coconut Road, Redfish, Kingfish, Jackfish, etc. In Estero, Estero River Heights has a boat ramp which also offers gulf access.  It’s off Broadway, a block north of Corkscrew, west of 41.

The geographic code in the MLS: BN08 has homes up the Imperial River East of 41 on canals.  BN01 is Imperial Shores. 

NA01 has a small section of Bonita Springs with homes on the number streets. 1st-6th streets over house number 200 are on canals.  The rest of the homes under the 200 house number are land locked but can purchase a boat ramp key for 100 bucks per year.  The boat ramp is on 3rd street in Bonita Shores, the tiny Collier County side of Bonita Springs, Florida. 

There are also boat docks for sale on 3rd street and a boat condominium around the corner by the old Back Bay Marina and the Fish House restaurant.  There are also various “boat barns” and marinas from Bonita Springs up Hickory Blvd. through Fort Myers Beach.

If you have your heart set on buying a foreclosure and to great deal bank by taking one of their “assets” off of their hands you should erase just about any romantic notion from your thought process that it will be fast, easy and painless.

With the ease and speed of the internet age came the ability for banks to remove the balance of reasoning and accountability for how they do or do not pedal their assets. The system has been streamlined so that everyone can effectively communicate to ensure that no condo gets left behind. Those assets need protected and besides a paper trail, there are now digital footprints.

There are more than a few institutions out there that utilize online systems to organize the liquidation of foreclosed real estate inventory. The perception that a contract gets faxed anywhere or that there is a human being to call to rationalize market value or anything else that affects the property or parties involved in the transaction is a mirage.

Contracts are submitted electronically and when accepted become accompanied by mountain of addendums.

Getting an accepted contract is worlds away from getting a property closed. Most of the time getting the contract isn’t much different than volunteering to be a hostage to an electronic system that may or may not be tended to in a timely fashion by the asset manager or whomever else is suppose to be using it.

Imagine running the produce department at the local grocery store where all communication is online. It’s not that much of a stretch since we’ve got a hoard of foreclosures hanging on the vine and more on way.

Picture a produce asset manager asking the store clerk why he hasn’t sold the bananas yet.

The clerk says, “We sent you the buyers signed closing paperwork for the bananas two days ago and we never got a reply.”

Two days later the asset manager asks, “Is the money for the bananas cash? Is it in escrow?”

The clerk says, “Cash. One hundred percent of the funds have been in your escrow account since you accepted the contract eight weeks ago. The bananas are ripe and now they’re starting to get spots. We really should sell them before the buyers change their mind.”

The asset manager asks after a long weekend, “Can you describe these spots to me?”

The clerk replies, “The bananas are now more black than yellow and there are some small flies hovering around.”

Days later the asset manager asks, “Are they fruit flies or house flies and do you think they add any value to the product?”

The clerk asks, “The buyer is frustrated. Are you going to sell them the bananas or not?”

The asset manager replies, “Well, we only service the bananas and look out for their best interests. An investor actually owns the bananas. Let me check with the investor and get back with you. We may have someone estimate the value of the bananas again since they’ve been on the market for so long without selling.”

That’s only a sliver of the minutiae of foreclosure liquidation. It would probably be amusing if there weren’t real people who lost homes and real people who are struggling to maintain their patience long enough to get expelled from the system as a home owner.

This mailbox picture was taken back in 2008. I just stumbled across it while looking for a totally different image on my Flickr account and thought I’d share. I just loved the fishing pole mail flag with lure. Classic “Bonita Springs Fishing Village” mailbox.

This box was located on one of my trips to visit a canal front home on the south side of the Imperial River.  I was going to list the home for sale.  I used the “was” term because, like truth in advertising, I believe in truth in real estate, too.  Sometimes, home owners have unrealistic expectations when they’re selling their homes.  It just so happens that homes in this area, at the time in ‘08, had heavy inventory.

There’s currently 20 months of inventory, gulf access in BN08 as of 3/19/ 2010 Sunshine MLS

At any rate, my request for the real estate to be properly and effectively priced to sell, as well as the home to be in stellar condition to compete with the market fell on deaf ears.

Not every home can be sold just by wishing it will or stabbing a sign in the front yard. It takes market research, skill and cooperation by the home owner. 

For what it’s worth, the home never did hit the open real estate market for sale.  Sometimes the lack of owner cooperation is a sign of difficulty to come.

At least I got a cute mailbox picture to share with you out of the encounter.

If you’re looking for a home on the south side of the Imperial River with gulf access, boating amenities the streets that offer gulf access are: Arroyal Road, Pennsylvania Avenue, Buccaneer, Gasparilla, JC Lane, High Seas, Jolly Roger, Barbarosa, Galleon, Patrick, Johnson, Tonya, Wisconsin, Montana, Tennessee, Poupolo, Rio Vista, River Drive and most properties in Nuttinglikit Grove offer boat docks.

Day Trip To Corkscrew Swamp Sanctuary

A few time per year I head to Corkscrew Swamp Sanctuary.  This year I went on a very cold day.  The Audubon volunteers had done a great deal of work to make sure visitors saw the camouflaged residents in the forest. 

Telescopes were aimed at nesting birds, hand written signs were tagged to railings by caterpillars like this saddle back, that mammoth grasshopper and other indications of digging in the soil or scratched trees to explain the activity to us city slickers.

I’m not sure which end is which on this critter.  The sign read “do not touch” and something to the effect of stinging or poison.  I took only pictures and left only footprints.

Corkscrew Swamp Sanctuary is a huge expanse of protected natural old Florida, real estate with a wooden boardwalk fit for anyone including those with strollers or wheel chairs in tow.  There are benches for rest sprinkled throughout the boardwalk and a gift shop with snacks and all sorts of books and souvenirs.  

I highly recommend you go.  If it’s during the winter it’s a fun brisk excursion.  Even in the summer the canopy is cool.  The animals, plants and wild life vary wildly with season so it’s always different and worthy of multiple trips throughout the year.o
