The following is a portion of an email I sent to agents in my office, responding to an inquiry about gulf access real estate under $500,000 in the Bonita Springs and Estero are.  I work in the area a great deal and felt, after I sent the email, it would be of interest to readers who are interested in learning more about the market conditions of gulf access real estate.  This segment of our real estate market is on fire.

In Bonita Springs Gated communities: Brendan Cove, Paradise Village.  Both in MLS Geographic Area of BN08 off of West Terry Street.  Paradise Village is one street, Flamingo Drive, so search by that street name. 

There are lots of fisher-men and women in Brendan Cove.  Search that community by the street name Brendan, Driftwood.  There are several “Brendan something-or-other-streets”, Brendan Preserve, Brendan Way, Brendan River, Brendan Lake, so the basic “Brendan” search will bring them all in.  There is a street that enjoys the spoils of being in a gated, gulf access community without the financial obligation of being located in the community … and that is the east side of Driftwood Dr. That’s why you may not get all the listings by searching for the community name. 

There have been short sale units in The Cottages at Brendan Cove around $200,000. [Dec ‘09- Mar ‘10] They look like a single family home but are zoned condo. 

There are great cottages and gorgeous homes off of Pennsylvania Avenue in a variety of price points.

Non-gated In Estero, the “Fish Streets off of Coconut Road, Redfish, Kingfish, Jackfish, etc. In Estero, Estero River Heights has a boat ramp which also offers gulf access.  It’s off Broadway, a block north of Corkscrew, west of 41.

The geographic code in the MLS: BN08 has homes up the Imperial River East of 41 on canals.  BN01 is Imperial Shores. 

NA01 has a small section of Bonita Springs with homes on the number streets. 1st-6th streets over house number 200 are on canals.  The rest of the homes under the 200 house number are land locked but can purchase a boat ramp key for 100 bucks per year.  The boat ramp is on 3rd street in Bonita Shores, the tiny Collier County side of Bonita Springs, Florida. 

There are also boat docks for sale on 3rd street and a boat condominium around the corner by the old Back Bay Marina and the Fish House restaurant.  There are also various “boat barns” and marinas from Bonita Springs up Hickory Blvd. through Fort Myers Beach.
