Kingston Homes for Sale in Estero, Florida
For years, Kingston lived mostly on paper: a vast master plan east of Estero, with impressive numbers attached and much of Southwest Florida wondering whether it would ever come to pass. Cameratta Companies is bringing that plan to life. Kingston is one of the largest new home communities in the region, with some of the most recognized builders in the country building side by side.
If you are shopping new construction in Estero or Bonita Springs, Kingston belongs on your short list. Here is what to know before you visit a single model.
Where Kingston Is
Kingston stretches across nearly 7,000 acres along Corkscrew Road east of I-75, between Estero and the preserve lands to the east. The first neighborhoods sit on both sides of Corkscrew Road. Coconut Point and the restaurants of Estero are a short drive west. Bonita Springs, Fort Myers and the Gulf beaches are all within easy reach.
The Builders at Kingston
Kingston brings several national builders into one master plan, which gives buyers a wide range of floor plans and price points in a single community:
- Taylor Morrison on the north side of Corkscrew Road, with condominiums and single-family homes
- Neal Communities, Pulte Homes and Lennar in Kingston South, with villas and single-family homes
- Kolter Homes in a later phase
Every builder has its own standard features, upgrade pricing and incentive programs. Comparing them side by side is where an experienced buyer's agent proves invaluable.
Life at Kingston
The master plan calls for about 10,000 residences at full build-out, roughly 700,000 square feet of shopping and dining and a hotel. Planned amenities include a resort-style pool complex, a large collection of pickleball courts and basketball courts. Walking and biking are built into the design.
Nearly half the land is set aside for restoration, conservation and a natural flow way. That means genuine preserve views for many homesites and a landscape that feels more Old Florida than suburban grid. Kingston is building out in phases over a number of years. Amenities and neighborhoods open as the community grows.

What I love most about this part of Lee County is what surrounds it. A short drive east on Corkscrew Road puts you at the CREW Marsh Trails, part of the Corkscrew Regional Ecosystem Watershed. The trails wind through pine flatwoods, wet prairie and marsh. Climb the tall lookout tower and look south toward Corkscrew Swamp Sanctuary, home to the largest old-growth bald cypress forest left in North America, with trees that have stood for more than 500 years.
Walking the CREW trails on Thanksgiving Day has been a family tradition of mine for decades. Move to Kingston and it could become yours too. Bring binoculars. The birding out there is spectacular.

New construction takes time. If your timeline is shorter or you would rather move into a neighborhood with mature landscaping and amenities already open, a resale home in one of these communities can close far sooner than a build. Many of our buyers tour both before deciding.
Buying New Construction at Kingston
Here is the part most buyers learn too late: builder sales agents work for the builder. If you want your own representation, most builders require your agent to register you on your very first visit to the sales center. Walk in alone and you may lose the chance to have an advocate negotiate on your behalf.
