$2 Million+ Home Sales Bonita Springs & Estero Luxury Market – Last 30 Days

There's a theory that Southwest Florida's luxury market goes quiet once the season ends and the private aviation traffic at RSW thins out. The last thirty days would like a word: fourteen closings at or above the $2 million mark across Bonita Springs and Estero, totaling roughly $39 million in volume. Quiet, apparently, is relative.

Bonita Bay Did the Heavy Lifting

Five of the fourteen closed inside Bonita Bay, which surprises exactly no one who follows this market. The headline sale was a Spring Ridge estate that commanded $4.45 million after just 40 days on market — proof that even at the top of the top, correctly positioned homes don't sit. The high-rises held their own: two closings at Seaglass, including a penthouse at $4.1 million, plus sales at Tavira and Azure ranging from $2.3 to $3.2 million. When one community accounts for over a third of the area's eight-figure month, it's not a trend. It's a track record.

The Ritz Effect Is Real

Two residences closed at The Ritz-Carlton Residences at Saltleaf on Estero Bay — at $2.8 million and $3.575 million — and here's the detail worth lingering on: both sold at full list price. Not near it. At it. In a market where negotiation is a contact sport, buyers paid the number on the page for a flag that isn't even finished making its first impression on the skyline. That tells you everything about where branded residences sit in the Southwest Florida hierarchy right now.

The Gulf, The Golf, and Everything Between

A Bonita Beach home brought $3.1 million, because proximity to sand remains the one amenity nobody can build more of. Pelican Landing posted a $2.2 million sale in Longlake, with The Colony Golf & Bay Club adding a high-rise closing at Infinity just above $2 million. West Bay Club contributed two — including a Westlake Court home at $2.7 million — and San Carlos Estates, the acreage enclave where the lots are measured in elbow room, closed at $2.45 million.

And then there's the one that never technically hit the market: a Banyan Cove home in Shadow Wood at The Brooks that went under contract with zero days on market and closed at $2 million. In the upper brackets, the best inventory sometimes changes hands before the sign goes in the ground — which is precisely why being connected matters more here than anywhere else.

What This Month Says

Read together, the fourteen tell a coherent story. The buyers are here year-round now, not just December through April. They reward correct pricing quickly — the fastest sales this month went in 40 days or fewer — and they'll wait out aspirational pricing indefinitely; the slowest took over seven months. And they're concentrated in a recognizable constellation of communities, the same names that anchor the most expensive communities in the area for good reason. Watch this space, too: WildBlue is climbing into this conversation fast, with nearly three-quarters of its past year's sales clearing $1 million.

June in Southwest Florida is when the seasonal crowd has flown north, the afternoon thunderstorms arrive like clockwork at 3 p.m., and conventional wisdom says the market takes a nap until fall. Somebody forgot to tell this June.

Bonita Springs and Estero closed 369 sales last month — the strongest June in three years, ahead of last year and the year before. Not 2021 numbers, but nobody who lived through that feeding frenzy is asking for a sequel. What we have instead is a market that's found its footing: steady, discerning, and behaving like it has nothing to prove.

Two Out of Three Buyers Didn't Need a Lender

Here's the number that tells you who's actually buying here: nearly two out of three of those closings happened without a lender in the room. Sixty-two percent of June's buyers simply wrote a check. These are people who've sold the company, sold the house in Greenwich or Lake Forest, or quietly decided that the windshield scraper was going in the donation bin for good. When a market runs this heavily on cash, it doesn't flinch every time the Fed clears its throat — and that insulation is precisely why Southwest Florida holds its composure while rate-sensitive markets elsewhere hyperventilate.

The Top End Never Went on Vacation

The high end didn't take the summer off, either.
