Bonita Springs Historical Sales
Bonita Springs closed 125 home sales in July, up 8.7% from the same period in 2025 (115 sales) and the third straight year of gains since the 2024 low of 111. Sales remain well off the 2020–2021 pandemic-era peak of 205 and 189, but the market has now strung together consistent, steady growth for two years running.
What Price Range Is Selling in Bonita Springs
The $200,000–$400,000 band remains the most active price point, accounting for nearly 30% of closings, followed closely by the $400,000–$600,000 range at just under 25%. But the real story is at the top of the market: homes priced at $800,000 and above made up 23.2% of all sales combined, with the $1M+ segment alone representing 16.8% of everything that closed.
Luxury Market Update: 21 Homes Sold Over $1M

How Buyers Are Financing Their Purchases
Cash remains the leader in Bonita Springs, funding 57.3% of all closings in July. Conventional financing accounted for another 37.9%, with FHA loans making up 4%. The heavy cash presence is a good indicator of the buyer profile still driving this market — move-up buyers, retirees, and second-home buyers who aren't rate-dependent.
Inventory & Absorption Rate: Bonita Springs vs. Estero
Looking at current inventory against the trailing 12-month pace of closed sales, Bonita Springs is sitting at approximately 5.7 months of supply (896 homes in inventory against an average of about 155 closings per month). Neighboring Estero — a market we watch closely as a sister community — is running slightly tighter at 5.2 months of supply (710 homes in inventory against roughly 136 closings per month).
Both markets sit right around the 5–6 month range that's generally considered a balanced market, with Estero leaning just a touch more toward sellers than Bonita Springs at the moment.
