Map of The Brooks neighborhoods in Estero, Florida

The Brooks is one of the best-known master-planned communities in Southwest Florida. It sits east of Coconut Point in Estero and spans more than 2,500 acres, with more than half of the land set aside as open space, preserves and lakes. Five neighborhoods share the name, each with its own character, price range and approach to golf.

The Five Neighborhoods of The Brooks

  • Shadow Wood: a private, member-owned country club with 54 holes of golf and the widest range of homes in The Brooks, from coach homes to custom estates.
  • Copperleaf: a gated bundled golf community, where golf membership comes with the home.
  • Spring Run: a gated bundled golf community with an 18-hole Gordon Lewis course.
  • Lighthouse Bay: the non-golf neighborhood of lakefront condos, carriage homes and attached villas.
  • Pebble Pointe: a small neighborhood of single-family homes.

The Commons Club

The Commons Club offers optional, tiered memberships. The top tier includes the private Beach Club on Hickory Boulevard. Members also enjoy the Health and Lifestyle Center, the Enrichment Center and The Rookery, the waterfront restaurant many longtime residents still call Rosy Spoonbills. Lighthouse Bay homes include a Commons Club membership.

Location

The Brooks Town Center sits at the corner of Coconut Road and Three Oaks Parkway. Coconut Point, I-75, Southwest Florida International Airport and the beaches of Bonita Springs are all close by.

A Local's View

My team and I have listed and sold homes in every neighborhood of The Brooks: Shadow Wood, Copperleaf, Spring Run, Lighthouse Bay and Pebble Pointe.

Whether you are buying or selling, an experienced agent understands the nuances between these neighborhoods, especially where bundled golf is concerned. Some floor plans will ring familiar. The single-family homes in Spring Run and Copperleaf bear a strong resemblance to one another. Shadow Wood shares the same or similar floor plans with other communities, such as Palmira. Some of those plans also appear in non-golf neighborhoods at different price points, because there is no golf and country club and no ongoing maintenance for that level of amenities and service.

I know these differences firsthand. Ask me anytime.
