Hidden Bonita Springs Home Seller Tools

Most sellers of real estate in Bonita Springs probably don’t know or realize there are some tools in the “back end” of the local MLS that can help other agents sell your home or condo.  The consumer facing side of Sunshine MLS is the part that exposes public remarks describing the real estate as well as the pertinent information, square footage, fees such as HOA and condo fees, rooms, construction type, etc.

There is a back end, private area of the Sunshine MLS that helps other agents sell your Bonita Springs home or help their buyers understand the home better and hopefully get them to cross the threshold for a tour and potentially write an offer to purchase it.  Sadly, there are real estate agents who do not take advantage of it.

The three biggest short cuts real estate agents take is not including the directions to the property, not doing all the research and not including additional media. 

Directions: Not all real estate agents showing Bonita Springs real estate live in the area and have first hand knowledge of the streets.  The three worst things to see in the “driving directions” section is:  “see Google maps” which isn’t always accurate, “ask guard at gate for directions” and … nothing, just a blank space where someone could have told an agent which gate permits visitor entry, where the guest parking is, etc.

Research: “Call Bonita Springs Utilities” or “Call HOA Manager” or “Buyer to Verify Outstanding Assessment” doesn’t relieve the current owner of the real estate from liability for not disclosing outstanding assumable debt. Most of the time if the debt involves the actual real estate or the current owner of the real estate, the utility or the management company will only give the current owner or their real estate agent the info anyway.  Everything should be in writing when there is an assessment or other fee a buyer will or may be subject to assuming.  Wouldn’t a seller be more protected if those documents were readily available to any real estate agent writing an offer?

Media:  Media is a variety of items that is the “value added service” that helps buyers fall in love with your home or make buying it faster and easier for them.  Media is a place to upload additional documents; floor plan, community site map, addendums such as sellers disclosures, HOA summary disclosure, defective drywall disclosure, short sale addendum, homeowner association bylaws, community budget or application package, condominium documents, etc. The most beneficial way for a sale to occur is with a complete offer, all of the addendums accompanying the contract. 

The image above is the trifecta of confidential remarks failure.  This property was actually a Bonita Springs short sale, located in an HOA so there was no shortage of documentation that a potential buyer would need to submit to accompany the offer. 

If you’re going to list your Bonita Springs home or condo you might want to ask to review the full MLS report with agent remarks and request that your agent upload the additional documentation and addendums to the MLS to help buyers buy your home.
