When people talk about gulf access real estate in Bonita Springs they usually immediately think of of canals and the Imperial River.  They forget all about Spring Creek.  Spring Creek is one most over looked waterways in Bonita Springs.  The interesting thing about Springs Creek is that it gets very little boat traffic and it is the paddler’s dream.

Recently, while showing homes in Pelican Landing one of the buyers remarked that they were a standup paddleboarder.  Of course, I shared that Pelican Landing has a kayak launch on Spring Creek and that it would be great paddling for an SUP (standup paddleboard).

Honestly, it had been years since I paddled Spring Creek so this weekend I decided that I’d make the trip (with my dog, Slum Dawg Dillionaire) the length of Spring Creek and through the bay to Weeks Fish Camp which is at the end of Coconut Road.  This trip basically turned into a great appreciation for the neighborhoods that actually border this waterway and I thought I’d share a little of what a kayak, canoe or SUP enthusiast might enjoy knowing about this area of hidden Bonita Springs.

Off the record, there may be access to get to Spring Creek on the west side of US 41. Of course, there is no parking but there could be a way for a paddleboard to get to the water, just sayin’.

Upstream the creek is well shaded and very private.  You probably won’t see people unless it’s another paddler on the river.  You will see tons of nature, wildlife, fish, dolphin, manatee, osprey and more. This trip I even saw a tarpon plus a snook about as long as my leg.

Here’s how my trip went: I actually accessed the water from Cedar Creek with the help of a friend who lives there.  Cedar Creek has a canoe and paddleboard launch within the community that I’ve marked with the letter “A” on the photo.

A short trip under the US 41 bridge and Pelican Landing is on the right hand side of the creek; in particular, The Pointe at Pelican Landing (marked with a letter “B” on the photo) which is a condo community that also has it’s own paddle craft launch.  This is one of two paddle craft launches for Pelican Landing Residents on Spring Creek.  There are a few lucky home owners that are creek front in the community of Bay Creek at Pelican Landing.

On the left side of Spring Creek directly across from Pelican Landing is the community of Bonita Bay. Bonita Bay has a paddle craft launch on Spring Creek (marked with the letter “C” on the photo) and also has only a hand full of choice homes on the creek.

There are tons of twists and turns in the river. There isn’t a lot of current up stream and it’s a wider waterway than you might imagine. When you get beyond Pelican Landing and Bonita Bay it opens up wider and you can easily make your way to the Springs Creek neighborhood area which is home to Spring Creek Village (marked with letter “D” on the photo) which is partly mobile homes with gulf access and the neighborhood of Spring Creek or “The Fish Streets” – aptly named because they’re named Redfish, Jackfish, Swordfish and so on.  Fish Streets are marked with “E” on the photo.

Depending upon the tide, the current can pick up considerably around the bend where Spring Creek Village ends and you’re close to the bay.  After we powered up the exit of Spring Creek and hit the bay it was smooth sailing. We headed north along the mangroves and on the path of the Great Calusa Blueway. Marker 16 is between Spring Creek and Week’s Fish Camp.Marker Sixteen Blue Way

You’ll probably see a fisherman or two working the mangroves while you paddle over to Weeks.  If you’re not familiar with Weeks Fish Camp it’s at the end of Coconut Road near the Hyatt Coconut Point Resort Hotel (marked with letter “F”). There is a $5 parking/launch fee to use the Weeks facility. My car was parked and waiting at the marina.

The entire trip was about two hours but I wasn’t exactly paddling hard plus I stopped a few times to give my dog a drink and to take pictures like this, a Night Heron building a nest. You’ll have to look closely to see them both, they’re pretty camouflaged. If you find the bird, the nest is parallel and to the right of it and looks just like a wad of sticks and branches.  The nest is built over the water so it’s pass/fail for chicks.  I would have never seen the nest if the bird wasn’t on it when I went by.

At first glance you might not notice it but even on the cloudy day when I took a picture of this model home the room was bright.  I thought that impact glass would have been a nice feature but Kolter Homes even added a transom at the top to bring in more light and add an extra level of finish that many of the usual builders aren’t doing.

Since we had a lull in building it is great to see the take off again and it’s nice to see the competitive changes and improvements a few of the developers are doing to win buyers. 

A small change like transom windows or may seem minor but all of the new construction designs features add up to a nicely finished new home being delivered to the buyer.  Some of the features, like the , are safety issues that can’t be beat because they keep your home safe and save home owners from potential disaster.

The new construction home builders are back in production, filling the gap during this period of low real estate inventory. In Bonita Springs large, wide, level bars are all the most popular change we’re seeing with new home design.  

Besides the flat bar, the new feature that I noticed was the silver button by the sink. Since there isn’t a raised bar, and even if there was a raised bar, this is a great idea.  A push button on/off for the disposal.  If the switch is good enough for your Jacuzzi tub then it should be great for your kitchen. Plus, no more flipping on the disposal accidentally when someone tries to turn a light on.

This switch was found in new construction in a Kolter Home in Verandah of Fort Myers, Florida.

How about a delayed closing on a new Florida home? How about a home with all of the bells and whistles with a developer lease back and incentive? This week while shopping with a new home () buyer I stumbled onto a heck of a deal for real estate buyers.  Right now there are three model homes remaining. 

A local Fort Myers Florida developer of new construction single family homes is moving to a new section of the neighborhood.  They would like to sell and lease back the sales models they currently have until the end of the year.  At the end of the year they will remove the furnishing and accessories in the home.   They are building the identical floor plans to refurnish with the model home furniture and accessories.

The new model home owner will be purchasing a beautiful model home with all of the decorator and designer upgrades (minus furniture/accessories), crown molding, paneling, level four cabinets, level three flooring, top of the line granite tops, gas appliances, stainless appliances, decorator draperies, extra high hat can lighting, designer lighting and fan packages, upgraded bathroom fixtures, upgraded faucets and hardware, plus so much more like a gorgeous golf course view!

On top of that, this builder’s standard is impact glass, not storm shutters like other builders. The interior details: two bedroom+Den, 2,000-ish Square ft. of living area, pool, spa, two car garage, high flat ceilings nicely trimmed.

Right now there are three model homes with lease backs from which to choose.  They are all in the low to mid $300,000’s after incentives and lease backs.  The developers mortgage company will also offer 1.25% towards closing costs if a buyer is financing the purchase.

Naturally, this won’t last long and the developer and the mortgage company’s offers are subject to change at any moment.  This was the deal I found the first week of June ‘13.

What do you make of about ninety-two percent “regular sales” in Bonita Springs real estate? As in, ninety-two percent of the real estate sold in Bonita Springs and Estero is NOT distressed which means it is not a short sale or a foreclosure.  Pretty significant, but you won’t hear it on the news so I thought I’d tell you myself.  Hyper local blogging has it’s privileges and I hope you understand the difference between national economist SAYING something and a dedicated real estate professional looking up the facts and posting them for the southwest Florida consumer to benefit.

Price Range of Bonita Springs Real Estate is Selling

If you’re curious what is moving out there in the real estate market, this graph lets you know that the 400K and under market is on fire and dwindling in supply.  The luxury real estate market is taking off and sustaining sales through the summer.

Bonita Springs Real Estate Market Recovered

This is a snap shot of the “month of May” closed sales for a decade.  You’ll notice we’ve leveled off and rebounded after the 2006 crash.  There are likely more sales for May 2013 so I would suspect that the sales will close far higher than 256.  The end of the month was on a Friday so there will be administrative actions on Monday that aren’t accounted for, plus documents in the mail that have to show up.  I can honestly say that that number would be ridiculously higher if we just had more real estate inventory. We are picked over under 400K.  We’re seeing multiple offers on real estate, prices closing over list price and the new product and sales centers are back open again.  Builders are building new homes and new developments all over southwest Florida.

Just in case you were curious what is happening across Lee and Collier Counties, total.  Similar shape in the graph for Bonita Springs real estate.  Nicely recover real estate sales and a leveling off.  Again, there will be more closed sales for May 2013 added, plus many more sales would have occurred if there was more real estate inventory.
