Bonita Springs Real Estate Market Report - August 2008

For those of you who are seasonal residents thinking of coming back home to Bonita Springs, Floridahere's the latest and greatest market report for the humid, rainy month of August. Be glad you missed it.  The good news is that those lakes that were low or empty are filled up again courtesy of Fay and Ike.  They brought us enough rain to help us recover from the draught.

At any rate, this song is just for you snowbirds who are hopefully homeward bound.  The rest of you can just press play so you have a little back ground music while you read the latest aboutBonitaSpringsreal estate.  It's not even bad news so it will be painless, too.

The latestBonita Springs real estatemarket report is for the month of August 2008.  The data was collected from the Sunshine MLS on September13, 2008.  All data is deemed accurate but not guaranteed, yada, yada.

So here you have it in black and white (you know those little things call facts) the current inventory levels in a few sectors of Bonita Springs and Estero housing and the estimated absorption rate of each of those sectors.

Ninja Frogs in Bonita Springs

I'm sensing a pattern here. I get this tingly "Haley Joel Osmet" feeling everytime I turned around this weekend and saw something like this.  (imagine the sound that come in the dramatic chipmunk video because that's what I hear).  I know they're eating bugs and stuff but for crying out loud, they're at my every turn this weekend.  Would that make me the frog princess?

You Can't Hide From Foreclosure

Most of my listings are posted on Trulia and I also subscribe to Trulia alerts.  I get email alerts for new listings, foreclosures and even the "Voices" that I participate in from time to time.  I mostly read those just to see what people are asking and what information real estate agents are willing to give.  <sigh>  There is some Jerry Springer stuff happening there and there's usually a laugh a day, for sure.  There's also some help for consumers there, don't get me wrong this isn't a slam on Trulia.

First of all, not all real estate in Bonita Springs is distressed.  Some of it is and I'd be lying to you if I ignored it.  That would be lying by omission.

Sometimes I'm really disappointed with what I find when I get that email alert.  It's not Trulia, it's the circumstances of the Bonita Springs real estate market.  Truth be told, it's happened more than once.  Sometimes I recognize a new "foreclosure listing" that is on the hot sheets.  Maybe I know the home, know the owner, know the neighborhood or worse yet, it was one of my listings at one time.  Heck, Bonita Springs isn't that big and Bonita Springs real estate gets recycled, so I've seen a lot of it, some of it more than once.  My heart has little bruises all over it from a few of the families I fell in love with while trying to sell their home only to see something like this happen.

There have been more than a few times that I have given swift stop-loss methods to get the owners out from under their obligation.  Some of the owners just refuse to listen.  Unfortunately, we've not seen a market like this and many just couldn't believe that a housing downturn in Bonita Springs, Florida could happen so harshly.  They got stung by holding on just hoping that it would bounce back and they'd be able to cash out or hold on long enough for the market to recover.  What a period of hard lessons for many home owners.

Sometimes I wish I would have convinced them.  There are times I sat at a closing table with a seller who was feeling so cheated only to count their blessings later on down the road.

Somewhere in the midst of consumerism and home ownership people forgot that:

  • If you eat too much you get fat.
  • If you borrow too much you'll be in debt.
  • If you have too much dept, the tab will eventually come due and will have to be settled.

When the storm called Fay (2008) came through Bonita Springs I took photos and did a little video to show people that mainstream media kind of has to sell commercial time and that we really were OK down here.  Well, most of us were.  There was some flooding in East Bonita all the way to Imperial Extension.  The folks in that part of town were not OK.  Read also:

This week we had Hurricane Ike to deal with.  Oh, www.stormpulse.com is a great site to track our systems.  I drove down Dean Street to the area that was flooded during Fay and it was coming back up again.  The Imperial River was rising and the streets were filling.

Again, the media just shows the huge "spinny storm with an eye, satellite map" to scare the goobers out of anyone that is up north, a part time resident, my mom, my clients, my friends and one of my most favorite Cananian couples, ever.  Today, I got an email just making sure that everything was all right down here in Bonita Springs and to please drop a line and let them know.

How better to say that everything is OK than to make a blog post of it and throw in a the Friday mailbox, too.  So, Peter and Jan, my neighbors to the north, almost everything is OK, with exception to the area of standing water from the last storm.   No wind damage and no power outages that I know about, anyway.  Bonita Springs will still be here when it's time to escape the cold winter of Canada.

Just another day today was.  That's the best I can do in Yoda speak.  What's even more stupid is the fact that I don't *do* Star Wars.  Sorry Mr. Spielberg.  I think I picked up a little of Yoda rip off from Space Balls.  Mel Brooks is more my cup o tea.

Easily, I put a couple of hundred miles on my car racing from home inspection, to closing, to the CPA to face the music and back to Naples to check on a home repair issue.  I made a courtesy visit to Sushi Thai of Naples just to make sure their Sushi was still the best around.  It is.  On my way back to Bonita Springs I saw my third car hauler, yes third, yes I've been counting and yes I've been announcing them.

Here ye! here ye!  Our part time residents are returning.  They've portaged their chariots on barges.  They've come to golf, imbibe in happy hour at Sneaky Pete's and drive with their left turn signal on in the fast lane.

Come on, it's a joke....no it's not. It's all true.  Especially that turn signal maneuver.  Very frustrating for those of us not on our way to happy hour.

At any rate, welcome home to Bonita Springs, little snow birds.  We've missed you.

Real Estate Not Worth Fighting Over

In the last few years the Bonita Springs real estate market has had some major changes and adjustments. The short sale, pre-foreclosure and foreclosure properties alone have hit the market in massive volume upsetting the system.

Everyone has heard the belly aching and complaining that real estate agents, me included, have shared about trying to deal with banks and their properties. A pricing phenomenon that you need to know about has hit the Southwest Florida area. Not, just the “price for the proven value so it can appraise” phenomenon but the “price it so people will fight like Rocky Balboa for it” phenomenon.

I guess when all else fails, start a fire and someone will notice you and that’s what some sellers and their agents have done. They’ve listed their properties at remarkably low prices, so low it looks like a fire sale or even a give away. To begin with, I don’t have an issue with the agents or sellers that do this. Personally, it’s just not my cup of tea and I don’t care to participate. The listing agents involved are working for a seller who is likely frustrated, may be in danger of losing their home and they’re probably financially tapped. The sellers may be willing to try anything to get their home sold and the agents are just trying to help them.

One of the first times I saw one of these ultra low priced listings in my area was last spring. A home came on the market in South Lee County at a price about half the value of the recent closed sales. The home was in a production builder community so there weren’t many improvements or upgrades available to reduce the value by fifty percent. This Bonita Springs home was priced artificially low to draw attention and it worked.

Because I’ve sold a few listings in this area, buyers looking for information about this community were finding me online. I averaged a couple of phone calls a day for weeks regarding this home and it wasn’t even my listing. Imaging how the phone rang for the brokerage that was marketing this home.

Long story short, this house received multiple offers that were submitted to the bank. The home is currently “under contract” but the price is now raised to a price in line with the remaining homes on the market in that community. There it sits waiting to close many months later. Don’t you wonder how hopeful all of those buyers who placed an offer on what they thought was the deal of the century still feel?

This home listing was basically wearing a disguise as a fire sale when it was actually more like a silent auction. While a seller may find a buyer this way the buyers who may have really had an interest in the property won’t get the home. Maybe the buyers understood what was going on and maybe they didn’t.

Somehow consumers have falsely romanticized short sales, foreclosures and now the “silent auction” homes. What is so desirable about competing with a couple dozen other buyers, in a bidding war on an underpriced home, sitting around for months, waiting for a lender to respond to pipe dream pricing while legitimate deals with potential fall by the wayside?

Most of the buyers that get involved in transactions like this have absolutely no idea that they don’t stand a snowballs chance in the Florida scorching sun of scoring that home anywhere near the listed price. Regardless of what the list price is and the fact that there are full price offers, the bank is still going to base its final decision on an appraisal or broker’s price opinion. So whether that home is listed for one dollar or one hundred thousand dollars the bank won’t approve an offer unless it’s in reasonable proximity to the appraisal that they’ll call for right after they get their wheel barrel full of offers.

Many people make attempts t to buy “silent auction” homes but only one person stands a chance at owning it. While all of those buyers were spinning their wheels in the swamp of bank involved real estate the other viable home listings with equity or sellers who can make up the difference of the mortgage payoff were picked up by the buyers that realized what was really going on. Those buyers are probably already locked in on a decent interest rate, too. They’re not worried about rate increases and how much it will really cost them over the span of their fifteen or thirty year mortgage, either.

If you’re a buyer and thinking of trying to scoop up one of these too good to be true deals you need to know that you’ll likely be chasing ghosts. You may want to formulate a new plan and streamline your options. If you have a family that needs a roof over their head you need to be serious about the type of property you are looking at, the condition of its current state of ownership, the status of its current mortgage and the likelihood of getting it closed in a reasonable amount of time before you even get involved.

My Dog is a Prima Dona

dog beachI took LBD to Dog Beach at Lovers Key.  We tried it.  He was horrified at the notion that sand was on him, it smelled like the sea, other dogs were there, there was no air conditioning and there wasn't some sort of location for the passers by to stop and worship him.

We will not be going to Dog Beach off leash park ever again unless we get one of those Pope-mobiles.  You are more than welcome to take your less pansified dog.
