We’ve seen it all and we’re still seeing it, the trashedforeclosure.  Occasionally, the owners have just walked away and left the home intact.  Other times they take it out on the walls and strip the home bare. 

Recently, I had a home inVillage WalkofBonita Springsnot appraise for financing.  It was being compared to homes that whereshort salesandforeclosureswhich were not in good condition. They did not have appliances and likely had mold issues since the air conditioner was not on for months.  The subject property was a walk away in pristine condition with all of the appliances. 

Foreclosure effects more than just it’s home owner. It effects the neighborhood, the property values and the person trying to get an appraisal next door because the property appraiser compared apples to apples with bruises and rotten spots all over it.

All’s not fair in love and foreclosure.

How Real Estate Buyers Shop For Florida Homes

The Internet: How to Sell Real Estate in 2010

If you’re currently selling or about to sell your real estate you need to know how buyers shop for real estate in Southwest Florida. There’s been an evolution towards buyer empowerment by way of the internet. It’s nothing new, of course, but if you or you’re agent aren’t privy to some of the great advancements with marketing real estate online you could be missing the boat.

Not every single person is computer savvy. If you’re a seller and you don’t get computers or you’re only at the beginning stages of learning what the web is capable of delivering you should probably do a little home work to make sure your home is going to be found online.

While we do have our share of full time resident’s southwest Florida also gets the resort vacationer and snow bird buyers. They now hit the ground fully informed and educated on the market, the inventory, the recent sales prices and current listings of most of the homes in your neighborhood.

If it’s public record, it’s available to anyone. Filings, good bad and ugly, at the Clerk of Courts website, business and limited liability company filings at the Florida Division of Corporations filings and local real estate sales from the county tax collector’s websites are a moment’s search away. Oh, and your arrest record, as well as a few other things that you’re probably not thrilled the world can discover about you.

When buyers cross thresholds these days they’re armed with binders full of book marked, printed materials, floor plans downloaded from developer websites, apps downloaded to their phones that offer specialized various real estate tools, a notebook computer or smart phone and they meet their agent at a central location using their a GPS.

The homes they look at are usually chosen by them from an email of listings sent to them or they search for properties themselves on a consumer friendly IDX. Most often they mail the MLS numbers of the top properties they want to see to their agent.

Unless the listing price is compelling enough to bother, homes without photos are placed as alternates because the homes with multiple photos, video or visual tours, floor plans and detailed descriptions go first. They just do.

If you were a buyer you’d weed out the properties that only feature a classic aerial shot swiped from the tax collectors site or the photo montage of eight different views of what the property looks like from the outside only. The “Appraisal MLS report” is a two-for-one disguise that really doesn’t complete either task. There’s just too much out there for buyers to choose from to waste time on vague properties with flimsy info or no photos.

If you’re selling real estate, you need to ask tough questions about online marketing and follow up on the web by Googling properties, your own home by address to begin with or if you’re in the interview process Google a few listings of the agents you’re interviewing, as well as the agent’s name.

If you’re not getting the search results you expect on the web neither will potential buyers that could be searching for a home, just like yours, to purchase.

This was almost the mailbox to a first time home buyer in the Bonita Springs-Estero area.  Some houses just have a few issues that pop up that push them outside of budgeted repairs or even insurance guidelines or lately, mortgage guidelines.  Anything can pop up during the home inspection.  That’s what home inspections are for, to discover the unknown and unexpected issues that can be coming down the line. 

Sometimes first time home buyers just have their heart so full of a house it hurts when they have to reevaluate their plan.  There was a seriously disappointed buyer that stood beside this mailbox today.  Do you remember the first house you tried to buy?

There’s no better way to find the inspiration to get that home improvement project done than to crack open a brew and start fixin’ things. It’s even more fun when there’s absolutely no plan and some discontinued tile scooped at a garage sale within arms reach.

In my daily travels I have the opportunity to see the handy work of many of southwest Florida’s do-it-yourselfers. I’ve seen some amazing things created to personalize, renovate or remodel a home. I’ve also come to the realization that opinion of what is actually considered a renovation or an improvement is nothing but an ugly, gray, debatable area.

With our real estate market peppered with foreclosures and short sales we’re really seeing some novel things out there. Those cabinets that got ripped out by the last disgruntled owner will eventually get jammed into some house that they weren’t exactly created for. Sometimes they almost fit. The fact that the kitchen sink isn’t centered under the window is minor flaw to over look.

I would suppose that most minor flaws can squeak by but they’re kind of like bees. The more they multiply the more out of control the situation gets. This is where people with bee keeper’s suits that don’t know anything about keeping bees probably should hire professional bee keepers to help them.

Simply because a person has a hammer, a tool belt and faithfully watches The Learning Channel doesn’t mean they’re qualified to repair or renovate a home. Don’t get me wrong, there are some brilliant home owners and hobbyists in the private sector who have a gift for home improvement projects. They just blend in because they do their job so well.

Those same folks may also realize a return on their investment because potential buyers won’t be calculating how much it will cost to remove the “improvement” and have it done right.

The biggest edge the home improvement whisperers have over the weekend repairer is that their inspiration doesn’t come primarily from a can of beer, plus they usually have the know-how to measure twice-cut once and own a fabled tool called a level.

It’s all about the details, no matter how small they are. That includes the basics like making something level and plumb.

Googling to find out how to install something might actually be a sign to just call someone that actually does know how to do it right the first time or maybe even do it safely the first time. Some of the freelance wiring I’ve seen lately is horrifying and it’s a miracle that nobody’s been baked in their sleep, yet.

It’s been a few solid months of jaw dropping, designer doozies and now I’m taking pictures. Maybe the latest and greatest discoveries of southwest Florida’s home improvement kludges should be sent to www.ThereIFixedIt.com.

There actually is a place where an automobile jack holding up the corner of a home, a shower in a closet and an entire house wired off of one circuit is actually safe; and that’s right on the internet where nobody will be electrocuted or broasted for just living a house “fixed up” by guy with a screwdriver and a dream.

Like Dirty Harry says, “A man’s got to know his limitations.” Amateurs, you may now put your screwdrivers and hammers down.

In Southwest Florida we primarily have two types of golf memberships in the area; Bundled Golf and Golf Equity.  In the Bonita Springs and Estero Florida area some of the gated communities are built to showcase the amenity of golf.  Homes and condos are built with golf course views and offer a variety of ways to become a member or play the golf course.

Golf equity means that there is golf available with the purchase of a membership.  The membership purchase is usually optional and each community charges a different rate for their equity, plus annual fees as well as greens, cart or trail fees.

Bundled golf means that every home owner in the community automatically becomes a member of the golf club.  If you aren’t a serious golfer a bundled golf community may not be the first choice.  Membership has its privileges but it also comes with mandatory fees on an annual basis.  Depending upon the community fees, at this time, begin around $5,000 per year and up, plus trail or greens fees.

If you’re looking for bundled golf communities in Bonita Springs or Estero, Florida here is a list of neighborhoods that offer golf with the purchase of real estate.  All of the bundled golf communities below offer single family homes as well as condominiums.  Highland Woods, Worthington and Spring Run also have attached villa homes, as well as, condominiums and single family villa homes.

In the past, it wasn't out of the question to obtain a mortgage with a FICO score in the low 500 range. In fact, if you were willing to accept the payment, you could even do so with little money down.
Today, however, if you have a low FICO score, you may not be able to get a mortgage. In fact, depending on how much of a down payment you can afford and the mortgage program you are applying for, you're probably looking at a minimum score of 680 to obtain a mortgage.
The point is, your credit score is more crucial than ever–not just for getting a low rate, but for qualifying for a mortgage at all.
So, before you sign a purchase contract or apply for financing, take the time to have your credit profile checked out. Often, there are steps you can take to help correct and improve your credit score. But doing so, requires the insight and advice of a professional who knows what to look for and what to do to achieve the desired results.

Well, it looks like Santa Claus stopped by and left presents in Estero.  Seven new Sandy Lane Goats were roaming the fields.  It’s almost too cute to stand but if you bite your bottom lip real hard you can look through the shots below and the newest residents of Estero Florida.  They’re no bigger than a minute and so very cute.  They’re about three weeks old now. I guess it’s goat birthin’ season in Southwest Florida.

You won’t know where you’re going if you don’t look back at where you’ve been.  The Southwest Florida real estate market has been to the highest of highs and the lowest of lows.  If you’ve wondered where we were and if the recovery has begun, well this is the latest and greatest market report of historical sales for the month of December going back seven years.  You can see the dip and the recovery of sales.

The area that this report covers is all real estate sold in SW Florida from Marco Island, Naples, Fort Myers, Fort Myers Beach, Bonita Springs, Estero and outlying areas. If it was registered in the Sunshine MLS, it was counted in this report.  A little north of Corkscrew Road in Estero, Florida, the Multiple Listing Services changes over to Fort Myers, so listings trickle off.
