Every few weeks a real estate consumer calls me regarding an article in a newspaper or magazine cackling about the fire sale on Florida real estate and how we’re all slowly sliding into the abyss down here.  First, I don’t know where they get their real estate statistics because they’re, uh, wrong just about every time.  Second, I build you market reports with fresh out-of-the-oven real real estate sales statistics so you can make an informed, factual decision for yourself.

So, if you’re wondering what the heck is *really* going on with Bonita Springs real estate or Estero Florida real estate, I’ll give you the run down on the current inventory (absorption rate) and a few links to some pretty graphs I build to help you understand what is going on with the Bonita Springs real estate market.  Without further delay …

Just Be Nice To Each Other

On the west side of tumbleweed peppered, middle-of-nowhere, Texas I drove past a cyclist pulling a wagon with a sign on it that read in part, cycling for cancer. I wondered who in his life he had lost to the beast or what compelled him to make the commitment to cross the country, let alone this vast state. Heck, crossing the county, for that matter, would be a daunting task for most of our sofa riding nation.

While the rest of the country is going about their business getting ready for the holiday season some guy is dragging a wagon full of hope covered with sponsor names through desert southwest. I was impressed with the dedication and conviction.

The spirit of activism, volunteerism and giving has been on my mind a lot lately, having watched and participated in the formation and organization of a group to help out a young family stay afloat both spiritually and financially while the patriarch battled cancer.

It would probably take a soulless person to look a photograph of man barely forty years old, with a three and six year old on his lap, and not get involved when asked. Hundreds of people across the country dove in and helped at whatever level they could give.

Affording to donate or give is usually a concern that folks bring up. Yes, the economy is rough and everyone is watching their bottom line, but there are more ways to give than to just write a check.

What money is unable fix, a warm hand can comfort. There is a gift of time for those who could use an extra pair of helping hands. There is the gift of blood for those of who need it and to pick up the slack for those who are no longer eligible to give. There is the gift of service such as cooking for someone, cleaning for someone, babysitting for someone who desperately needs the help. There’s always something free if not inexpensive to give.

If you’re really confused where to start giving in your community, start with a friendly smile. There aren’t nearly enough of those to go around. Seriously, look around at the tunnel vision, Shaun of the Dead, unawareness so many have as they drive across town or motor down your street.  For giggles, maybe you should stop one of them and ask where they recommend to get involved with the community.

For the young family I mentioned earlier a time donation was requested for someone to volunteer to occasionally pick up after the dog in the back yard. A job that nobody would particularly enjoy but the wife sure would have appreciated it while she tended to more important matters like spending the few remaining days with her husband and creating experiences for him to enjoy with the kids.

Unfortunately, he wasn’t able to kick cancer’s ass like we all wished he would.

Many people go about their business every day; some volunteer and some don’t … but most people probably would help if someone simply asked them to help. So in the spirit of the season I’ll ask you to help or at least open your heart and your eyes and find a way to help someone when an opportunity presents itself.

If you don’t know where to start just look around your neighborhood and really pay attention. Someone is in a bind and needs someone, anyone to just be kind to them.

You don’t have to ride a bike through the desert to be a hero; you can be a hero just by doing something instead of nothing, by helping someone instead of no one. It really is that simple.

Looking for things to do in Bonita Springs?  The 26th Annual Bonita Springs holiday boat parade is set for December 10, 2011 and is brought to you by Bonita Springs Rotary Club Noon.

Details with meeting locations and the captain’s dinner are as follows:

  • Sign Up: Captain’s Dinner is December 6th at The Fish House at 6:00 p.m. for Captains and First Mates, only … or visit Bay Water Boat Club and Rentals for a sign-up sheet.
  • Parade Date: December 10, 2011
  • The Location: The Fish House ~ 4685 Bonita Beach Road, Bonita Springs, FL 34134 is the sign up location and the beginning of the parade route.
  • The Route: The boat parade begins at the Fish House, goes up the Imperial River to east of US 41 Tamiami Trail to approximately Flossmoor Drive where it turns around and returns to the Barefoot Boat Club for the after party.
  • The After Party: The Boat Parade after party is at The Fish House, also. 
  • Prizes!:  This year there are five new boat parade prize categories.  $500 for 1st Place, $300 for 2nd Place, $200 for 3rd Place.

Real Estate Buyer’s Remorse & Failed Contracts

And Sometimes Real Estate Buyers Back Out

There you are minding your own bees wax. You’ve tended your real estate, preparing it for sale the way a dutiful seller should, shining it sparkling clean, pricing it right, listing it for sale and before you know it, an offer comes in.

The bantering counter offers go back and forth and finally there is an agreement on price, terms and conditions. Passing a few due diligence periods, such as home inspections and condo document review and such you anticipate be on your way to a closed sale in almost no time flat.

What sometimes happens next almost sounds like screeching tires: Buyer’s cold feet.

Occasionally, there are inklings up front, the paperwork is slow to come back, tons of questions which are refuted with documentation, budgets and such and then … then the call comes in that the buyer wants out. It’s not always malice on the part of a buyer, sometimes its circumstance.

We all know that any random day can be met with change when circumstances intervene. During the transaction, somewhere between contract and closing, the buyers lose their job, lose their spouse, lose their money, lose the contract on the home they were selling to be able to purchase the next home (domino effect) or made the fatal mistake of financing something else while they were trying to close their home affecting their credit. The list of incidences can go on and on.

As a real estate agent, I’ve seen it before and it never gets any easier to tell a seller. As a home seller, it can be like a kick in the gut when the buyer backs out or when a buyer’s mortgage doesn’t get approved.

Any number of things can happen and prevent a sale from going through. Sometimes there is an escrow deposit on the table for a seller to recoup and sometimes there isn’t. So how do you, as a seller, shore up a deal and try to get it as close to the closing table as possible?

· What a buyer and seller do or do not agree upon is disputable unless it’s in writing. While negotiating a contract, initial and date every single change on a contract, any little thing, even the bottom corner of every single page just to document what you have agreed upon and witnessed.

· Narrow the dates for inspections and financing approvals.

· Push for a comprehensive “mortgage approval” when there is a mortgage contingency.

· If you’re selling a condo, ask for condo association documents, budgets, rules and regulations, frequently asked questions and the application for the buyer to join the association to be delivered ASAP. There is time period for buyer to review the condo documents by law and a receipt should be received for the delivery of the information.

· If your home is located in a Homeowner Association; disclose the fee and documentation to the buyer and execute a “Homeowner Association Disclosure”.

· Follow up on deposits; Initial escrow deposits and secondary deposits. Ask your agent which exact dates items are due, especially contingency dates, and record them for future follow up.

· Make sure your real estate is active in the MLS until it is actually pending sale.

· Run the entire contract by a brilliant real estate attorney for a thorough review.

· Trust your gut. If you think the transaction is getting wobbly address the issues immediately and either get busy closing the transaction you have in progress or get busy looking for a new buyer.
