Forget the Headlines

If you’ve skimmed headlines lately you might think Florida real estate is in freefall. That might make good drama but it doesn’t describe Bonita Springs and Estero. If you're following Chris on social media you'll notice that she is regularly grabbing screenshots of Google alerts with conflicting information. It's all clickbait. They're looking for a reason for you to click on the article so they can scrape money off ad content. So here’s the goods, local, honest and this data is collected with our hot little hands. Our market is level, boring, flat. Flat isn't bad it means it's not going up and it's not going down. Homes are moving, sometimes quietly, sometimes fast. It depends upon the neighborhood. Just like any other year in real estate, huh? Some neighborhoods have leverage with extra inventory. Others are so tight you need a contract ready before the next showing. We actually do see homes that come onto the market and are gone within the day because they are prepped for the market, priced correctly and there's low inventory either in that segment or the price point. A good real estate agent understands absorption rates and helps you win whether that means not overpaying as a buyer or not leaving money behind as a seller.

Cash Is King

How much cash is there in Bonita SpringsThe New York Post recently clutched its pearls because they thought that Miami had a 53% cash transactions share for its luxury bracket was stunning. Our average in all price points is 60% at minimum. It took me a hot minute to log into the MLS, do some calculations and realize that in the $1M+ Bonita Springs real estate market we close at 78% cash. We don’t need headlines to tell us our market has a lot of cash buyers and we are low key luxury quiet luxury.

Our luxury buyers aren’t rolling into showings in Lamborghinis or couture apparel. They show up in unassuming cars dressed for a game of tennis or pickleball. Their luxury is measured in time and lifestyle: sunshine, space, an oversized garage for kayaks and bikes and the option to play three sets before lunch.

Check out the graph to see that luxury is one of our faster moving segments of the market, after the 400–600K range. Mid-range neighborhoods are steady. Certain price points have longer shelf lives. This is where hyperlocal knowledge makes the difference. Strategy changes with the zip code and sometimes with the street sometimes with the floor plan.

Fall in Southwest Florida

Cultural events are really taking hold in Southwest Florida and we only point it out because we're already in September so that means we'll have a couple leaves change color and then it's going to be on. There are a few great things to know about or get involved with such as checking out the calendar of events at Arts Bonita or Artis Naples to see what upcoming entertainment you should be purchasing tickets for.

Since you last were here in Southwest Florida you might not have had a chance to visit the latest venue in Downtown Bonita Springs called the Sugar Shack. It’s packed with live music every night and a menu that surprises first-timers. Chris often walks Dillon downtown in the evening. By 7:30 the air is cooler, the lights are on and music carries down the street. It’s people watching at its finest. In addition to the Sugar Shack a new restaurant opened at the corner of Dean and Old 41 Rd. called The Canary Club. The menu is spectacular, reimagined cuisine, classic favorites reimagined. You have to try the potato pita. I know, I know it sounds weird but it is so savory and delicious that our whole family regularly stops in and grabs that and the Nightshade pizza which is basically straight Mexican St. corn on pizza crust. You're going to love it.

A Meaningful September Exhibit

This month also brings something meaningful to the residents of Bonita Springs. Located downtown almost across the street from Riverside Park there is a 9/11 Exhibit at the McSwain Home, presented by the Bonita Springs Historical Society, runs September 5, 6, 7, 13 and 14 from 2:30 to 5:30 p.m. Special appointments are available. The exhibit is based on the field notes of Gerald Sanford who worked the recovery effort organizing the press after the attacks in New York City. There's also a station with memorabilia to view, a collection of newspapers and a short looping video of Gerald telling the story. Trails and Local Adventures

If you'd like to do something off the beaten path we recommend some of the many trails that are available in the Bonita Springs area. This holiday weekend Jill took the kids to Cullum’s Trail at Bonita Nature Place. They spotted gopher tortoises, late-summer wildflowers and a squirrel determined to haul an acorn twice its size. It’s these small adventures that remind us how good life here can be.
