Our last listing in the gated community of Hawthorne in Bonita Springs, Florida pended sale in only six days. It really isn’t an accident when a good listing sells quickly. An experienced listing agent should be able to calculate not only the property list price but also the absorption rate to help the sellers understand how slowly or quickly the home will sell so they can plan their next move.
We ask sellers for a lot of information before selling their Bonita Springs home. Sometimes we don’t get that information but most of the time we do. It’s all value-added to a home buyer. Especially a home buyer who has flown to Bonita Springs from outside of the area. They need information and the more the better. Besides the MLS report and property disclosures there are items like survey, elevation certificate, HOA contact and information and property specific paperwork. Home buyers love it. Home sellers feel better served that their home is being seen, understood and sold in the best possible light.
Recently, we had a buyer’s agent send a text message about one of our “Property Information Books”. Her buyers chose one of our listings to purchase and it was because of the details in the book. They were actually looking at two different Bonita Springs homes and chose one to place an offer on and it was our listing …because they felt they were buying a home they knew inside and out.
