Who Has Keys to Your Bonita Springs Home?

Last week I was in store (the movie theater) and overheard a conversation from the next isle (stall). One woman said to another, “Hey, it’s great that the condo has been cleaned, but what I want to know is how she actually got into my condo to clean it.” The person she was with replied with an attitude, “Don’t you remember, you gave her a key last year?”

It made me wonder how long she owned her condo in Bonita Springs and how many other keys were floating around that she had forgotten about. Maybe she was just a tenant and had an illusion that she was the only person to ever hold a key to the condo. Maybe she had purchased her condo and not changed the locks after the closing. Maybe that was just one of a dozen keys that have been passed out over the years to neighbors, tenants, housekeepers, home watch or trades people.

We’d all like to believe that when sellers walk away from a closing table or tenants leave a rental, they are moving on to their next life. Their ties with their Bonita Springs home are severed and they don’t look back.

It may surprise you to learn that some home buyers don’t even bother to change the locks after closing. It just never occurs to them. Some tenants don’t ask to have the lock changed, change the locks themselves or just go buy a new door knob. Yikes, I know. It may not occur to them that the previous occupant that moved back to Minnesota isn’t the only person that had a key. The seller or tenant didn’t look back but it doesn’t mean others still do not have access to the home.

Who else has the keys to your real estate; your home, your condo? Whether you’ve lived in your home for years or you’ve just moved in it might be time to assess the security of your home and family and your rogue key situation.

I’ve lived here for a couple of decades and so have many of my friends and family. I’m whipping them down on the tracks as an example for you. I can tell you that a good portion of them haven’t ever changed their locks, their security system code or their garage door code; you know that numeric touch pad mounted outside the door. They just assume that it will never be used against them.

Several people that I know have those garage door touch pads, even a family member or two, and most of the village has the code at this point. People pass that code out with reckless abandon, like it’s their phone number and it’s not as important as it actually is. Consider this: How much sense does it make to have hurricane resistant door yet pass the code out to every Tom, Dick, Harry or Donna?

For many people trust comes easily and they may have never thought that they should be more guarded about their own home and personal property. For some, dependence on the help of others to care for their home has been how things “get done” while they’re away for months up north. There is probably at least one neighbor with a key and over a series of a few years more than one neighbor probably ended up with a key.

When I heard the women talking about the housekeeper getting into the condo there was Christmas music playing in the back ground. It made me wonder about how busy and distracted so many people will be for the next several weeks. Our guards might be down, our doors not locked or we still might not know who has access to our home, all the while holiday gifts are getting stock piled to give out.

It’s always the right time for you beef up your home security or to just get started on a home security plan. You can start by calling a security company that will give your home a complete inspection from the perspective of a burglar or prowler. You’d be surprised how simple and easy it is to make your home less vulnerable to burglary and crimes of opportunity.

A simple Google search will give you scads of things to help make your home intruder resistant. Before I start hearing guns cock all over the place, this isn’t about taking out burglars Dirty Harry style, it’s about making it less easy for them to let themselves in. Your house may be protected by Smith and Wesson but it’s not while you’re at gymnastics class with your kids or digging yourself out of a sand trap on the golf course.

At the very least consider having your doors re-keyed and locks reinforced. A professional locksmith can give you a few security tips and also help you reset your garage door openers, too. You may not be the only person that has a working door clicker to the garage.

If you do install any improved security features be sure to run them by your insurance agent. Premiums are often adjusted for homes with security systems. If you don’t bone up your home’s safety measures make sure you take a firearm safety class so you don’t accidentally hurt somebody with your current “security system”.

Bonita Springs Holiday Events Parades, Pets, Trees

December 6-7, 2008 Holiday Events - Things to Do

Forgive me for not getting this information to you sooner. I had a lovely message all put together and linked up with great things to do in Bonita Springs, Florida this coming weekend and then the bull got in the china shop.

Lumberjack came over to celebrate 6-4’s birthday. Yeah, it’s 6-4 now, he grew an inch. Anywho, Lumberjack asked to use my computer to research guns and ammo or something and unbeknownst to me until a day or so later he closed a few windows. Important windows, to documents I was writing, for the blog, for the book, for the news paper. Shamefully, I had not saved some of the updates.

I can feel my pulse in my ears right now and I’m sure that where ever you are in the US of A, you can probably hear it, too.

Now I’m tired, but I still want you to get this info so you’re getting the Cliff notes version:

1. Bonita Springs Tree Lighting – Holiday in The Park will be held at Riverside Park along Old 41 Road on Tuesday, Dec. 2, 2008 from 5:00 - 8:00 p.m. The event will include the annual Tree Lighting, the arrival of Santa Clause, child activities, musical performances, food and beverages.

2. Bonita Springs Holiday Fest Saturday December 6, 2008 is big. First there is an event at Sunshine Plaza put on by the Morning Rotary. It is a Holiday event from 12-4:00pm. Santa shows up at 2:00pm. Christmas trees are for sale, also. Click for a Printable Flyer.

3. The Bonita Springs Boat Parade isJust a few hours later at 6:00 p.m. on Saturday December 6, 2008. Look for me, I’ll be the one selling glow necklaces for safety.

4. Holiday Party For Pets is last but not least on Sunday December 7, 2008 at 2:00 pm.

The event, held at the Ben & Jerry's in The Promenade at Bonita Bay, benefits the Animal Refuge Center. People who attend are asked to bring something to donate to ARC - a blanket, food, toys or an old towel or two. Donations are being accepted from local businesses as raffle prizes, too. There’s also going to be finger foods by Roy’s and such.

I am now saving this file and uploading it to the site before Lumberjack comes back.

Rates Drop For Bonita Springs Real Estate Mortgages

After giving the out the good news that YES, money for mortgages IS available for Bonita Springs Florida home purchases - I'm here to let you know that the rates on the mortgages have come down quite a bit.

In other words: a 30-year fixed conventional mortgage can actually be had in the low 5% range.

I'm not talking about the 'teaser rates' that so many mortgage companies advertise either.  All too often they come paired with VERY high fees.

Due to all of the recent government 'help', mortgages are becoming even more attractive so that real people can get the money that they need to buy a home.

Free up the $$, more purchases, better economy.  The idea IS a solid one.

Rates could go lower - but I still haven't found a crystal ball that's really dependable.  So if you've been thinking of refinancing don’t hesitate to ask.

Here you go, your bona fide, 100% authentic Bonita Springs real estate market report with a side of Estero real estate market report.I’m only about two weeks late.Better late than never, right?

 

So what’s been my hold up?Just busy with family, Thanksgiving, work, writing and stuff.Nothing too earth shattering to write about, well, maybe.I just can’t talk about it yet.Life is always full of changes and surprises and they don’t seem to be slowing anytime soon.

As for your local real estate market report…it’s prepared the same way I always do it.Very general by style of building not price:

Read up and then take a look at how things are going in Bonita Springs and Estero Real Estate for the month of October 2008.  First up is the existing inventory, absorption rates for Bonita Springs and Estero.  This means if no other homes or condos ever get listed ever again.  This is an estimated time frame it would take to sell off existing inventory that is currently for sale.  We've consistently improved our inventory for the last six months or so.  This month we're sort of steady with the rates of last month.  There are a few sectors just a tad over last month but that could be due to the date the sales data was collected.  It wasn't a huge diff.

Our units sold for October are slowly improving or holding steady for the most part.  Single family homes in Bonita Springs and Estero took a jump over last year and definitely over '06.  Condos are holding steady.  Though down slightly they've been moving steady so it may not be a long term trend.  Towers are still limping along.  If you're a seller of a tower you need to adjust your prices or you'll be sporting those HOA fees for a few years, you've got over 2.5 years of inventory.

How Many Foreclosures & Short Sales in Southwest Florida?

What if We're Not Going to Hell in a Hand Basket?

On the heals of my column about how many mortgages are actually being given to buyers of Southwest Florida real estate. This is across the board: Bonita Springs, Estero, Fort Myers, Fort Myers Beach, Lehigh, Cape Coral, North Fort Myers.

I thought I’d toss around a few numbers for that same one month time period to see how many foreclosures and short sales were included in that bundle of sold parcels of real estate. First, we’re only talking about real estate with structures on it; single family homes, condos, manufactured homes. This report doesn’t including vacant land or multifamily, rental based properties.

So here’s the skinny. Since the first report was complete a few more sales have been recorded for that timeframe. 507 closed sales are now recorded. Of the 507 closed sales there were 44 properties that were short sale transactions and 76 properties were foreclosures.

Putting that in percentages:

15% of the closings were on foreclosed, bank owned, REO or corporate owned real estate.

About 8.5% of the properties that closed were short sales.

Out of my own curiosity I decided to find out what the ratio of listings that are active on the real estate market are short sale properties and also, how many of those properties are foreclosures. Why? Well it struck me that if 8.5% of the closed sales are short sales, is the listing of short sales commensurate?

Before you read the next couple of paragraphs guess for yourself. Across Southwest Florida: Bonita Springs, Estero, Fort Myers, Fort Myers Beach, Lehigh, Cape Coral, North Fort Myers, what percentage of listings that are foreclosures do you think we have? What percentage of listings that are short sales do we have? Write it down, don’t cheat.

It turns out that for the time period of 10/24/2008 to 11/24/2008 about 13% of our real estate listings are short sales and only 2% of our real estate listings are foreclosure.

This is one more reason why finding out about your local real estate market and not listening to national news is important. Only 2% of our real estate listings are foreclosures. You’d think Rome was burning if you fell for some of that national real estate reports.

What Does The Mail Carrier Think?

So what did the mail carrier think the first time he pulled up to this mailbox covered with sharks eating bloody Barbies?  It may have not phased him...or her.  The whole street has funny mailboxes.  If you're looking for the land of fun mailboxes, they're located in Bonita Farms on Allan and Jarvis Streets in Bonita Springs, Florida just off of East Terry Street.

I cut down the streets and found them on my way to Farmer Mikes.  Farmer Mikes has tons of peppers in, by the way, and strawberries.  Go get them fresh off the fields, they totally rock.

Will Banks Lend Money For Bonita Springs Real Estate?

Down But Not Out, Credit Is Still Available

Throughout Southwest Florida home sellers have been waiting it out. They’re waiting for buyers, waiting for prices to go up and they’re waiting for something to happen that is going to make their Bonita Springs real estate sell.

One of the most frequently asked questions I get from Bonita Springs home sellers, readers and consumers is about new buyer home loans. Is it still possible for buyers to get a loan in this market? Are banks still lending money? The answer in short is yes, banks are still lending money.

Compared to the crazy years of lenders giving a loan to anyone with a pulse and a pen in their hand this year is different for sure, but it is possible for buyers to get a loan.

After several pointed questions from a couple of readers I decided to run some numbers just so everyone understands that what gets broadcast on national news doesn’t always tell the story of local markets or hyper-local markets.

You numbers and statistics people will just love this and the rest of you may not be interested and will be reading Perez Hilton in a minute.

Just for grins I searched the closed sales in the Sunshine MLS for the last month 10-24-2008 to 11-24-2008 to see how many properties closed in Southwest Florida and how these properties were paid for. Facts are facts, right? I figured I’d go to the source and produce the data; good, bad or indifferent.

Though you’d never suspect it by listening to the gloom and doom news, I found it interesting that 493 properties across Southwest Florida (which includes Bonita Springs, Florida) sold during that period. That figure actually topped 2007’s sales figures for that same period with 404 closed sales and it topped 2006 sales figures for that same period with 426 closed sales. It should also be noted that there are even more 2008 sales during that time frame that haven’t been recorded because paperwork is sitting on a desk or in the mail, so the 2008 number will only increase by more recorded sales.

So this is the long and the short of how those properties were paid for. Cash is still king, but it’s not the only game in town. 46% of the sold properties were paid for with cash. It is not disclosed in our local MLS where the cash comes from; 1031 exchange, savings account, IRA, primary home equity line or Grandma’s mattress.

The queen to cash is the conventional loan. About 40% of the properties sold during this period were financed with conventional loans. A conventional loan is any mortgage which is not guaranteed or insured by the federal government.

Sliding into third place is the FHA mortgage. I really was surprised that only about 10% of the properties were financed with mortgages insured by the Federal Housing Administration.

I actually expected to see more FHA loans just because it offers more flexibility for borrowers, especially first time home buyers. Plus, since the end of the year is near I figured that there would be more consumers taking advantage of the First Time Buyers Tax Credit by purchasing a home and filing their taxes early to get their down payment back.

Now, for the bean counters yes, there’s a couple percent not accounted for which includes only a few transactions that were paid for with owner financing, VA Loans (Veterans Administration) and “Other”. Whatever “Other” is; trade, barter, clerical error, who knows.

So are you surprised that in spite of all of the negative reports you hear about the credit markets that homes are selling and that there are loans being written? Not just loans being written but half of the local closed sales were funded through mortgages? Just imagine how many more mortgages would have been written if seller contributions were permitted to help with closing costs or the down payment assistance programs got fired back up.

Here’s the deal. The credit markets tightened and that means that the institutions with money to loan started doing some crazy things like making sure borrowers are credit worthy, actually verify income and/or requiring borrowers to have funds to put down to reduce risk to a lender. In a nutshell, borrowers have to show history that they pay their bills, they’re not carrying excessive dept and have a decent credit score. Lenders simply quit giving money to people that likely didn’t qualify for loans to begin with.

All is not lost if you’ve got dinged up credit, you’re carrying debt or you have little money to put towards a down payment for Bonita Springs Real Estate. Get hooked up with a reputable lender and learn how to start the repair process to your credit. If you start playing by the old rules revisited you’ll be on the road to creditworthiness for more than just home ownership but for all sectors of the finance and insurance industry that use your credit score to price their products and services.

So what happens when she gets bored of type, type, typing her brains out? At the risk of using a cliché, I got a case of the Monday’s and I got bored...and here's what happened. I’d been wrestling with a few deals and trying to write the column for the paper and was just tired of looking at a computer monitor. It was time for a field trip.

The clock read 6:11 P.M. and I was hungry and for some strange reason I felt like pancakes. Yes, pancakes. It happens about once a year; I need a pancake fix. Pancakes fix everything especially pancakes with blueberry syrup and real, 100%, USDA butter.

By the way, you can get all of that at IHOP in Bonita Springs right on US 41 – Tamiami Trail. They’re even serving pancakes for dinner!

IHOP is right beside Carrabba’s and Outback Steakhouse. I think you should go out to IHOP for pancakes on December 6, 2008. That’s the night of the Bonita Springs boat parade.
