June 2022  Update: Estate Planning & Real Estate

As a REALTOR® we help people sell their real estate and occasionally that happens after one or both owners have passed. Many times, the owners have not effectively planned for their own passing, and it becomes a very costly and time-consuming venture for their family.

One of the last things most people want to talk about is illness or dying. Sadly, it’s part of life and this is a gentle reminder to take care of business. The right thing to do for yourself and your family is to plan so that if you should become ill, incapacitated or pass away your affairs are in order. Estate planning reduces the stress on your family and heirs and also saves a tremendous amount of time and money. Chris and Angela were jolted to this reality when a close friend, who was too young to pass away, suddenly and unexpectedly died. His affairs were not in order. His children were young adults, barely out of high school, and forced to grow up very quickly. Not only were they in shock and grieving but they were forced to make huge, adult decisions that they weren’t prepared to make.

Typically, the items covered while estate planning include preparation and execution of revocable or irrevocable trust, a will or a pour over will, durable power of attorney, living will, designation of healthcare surrogate, designation of preneed guardian, assignment and warranty deeds and any tax planning. The fees are generally nominal in consideration of the tax savings and protection that these instruments provide to the estate and your family.

Simply put, estate planning is peace of mind for yourself and for your family. It’s a tremendous gift that you can leave as part of your legacy. The current absorption rate for Bonita Springs-Estero, Florida homes/condos is 2.5 months. Six months is considered a balanced real estate market. This “seller’s market” is still extreme even though we will have an “off season” summer for the first time in two years. There isn’t a buildup of inventory but there is a little breathing room. Seems that folks are preoccupied with graduations that are occurring in person for the first time in a couple of years. Quality homes priced well and in good condition still sell quickly with multiple offers. Overpriced homes or homes requiring updates spend a little time on market now.
