Sales History of Bonita Springs Homes 

Busy, this winter tourist and real estate season has been another brisk March sales month.  We’ve seen quite a bit of unit sales ongoing for several months and as a result real estate inventory has started leveling off.  The entry level pricing to get into the Bonita Springs real estate market has slowly been rising.  Neighborhoods with excessive inventory have stabilized and many are experiencing balanced inventories.

The Estero and Bonita Springs real estate inventory has a whole is at about one year at this time. Of course real estate is local and price driven. Many of the entry level priced areas are experiencing shortages or low inventory.  While high rise condominiums have more choices due to higher inventory levels.  High rise inventory in Bonita Bay, The Colony and West Bay Club account for over one half of the available active listings.  The balance of active listings would be Bonita Beach Condos.

Other areas with larger inventories include a few of the bundled golf communities generally due to the fixed fee structure for mandatory golf memberships and the upkeep of amenities of the community.
