Bonita Springs closed 111 homes last month. That is down 13% from 128 in the same month of 2025 but up 52% from 73 sales in 2024. Over the past eleven years this month has averaged about 121 sales. This year landed right in that range.

2020 still stands as the outlier at 185 sales. Take that one out and the picture is a steady market doing exactly what Bonita Springs does. No dramatic national headline required.

Who Is Buying: Cash Leads the Way

Of the 111 sales, 69 closed in cash. That is 62% of the market. Conventional financing accounted for 36 sales (32%). Owner financing covered 3 sales, VA covered 1 and other arrangements covered 2. There were no FHA or assumption sales.

What does that tell us about today's buyer? Most are arriving with equity in hand, often from the sale of a previous home. Mortgage rates matter less to a buyer writing a check. That keeps Bonita Springs moving even when financing headlines get noisy.

What Price Ranges Sold

  • $0 to $200K: 5 sales (4.5%)
  • $200K to $400K: 30 sales (27%)
  • $400K to $600K: 26 sales (23.4%)
  • $600K to $800K: 20 sales (18%)
  • $800K to $1M: 12 sales (10.8%)
  • $1M and up: 18 sales (16.2%)

The $200K to $400K range led the month. The bigger story is the spread. More than two thirds of sales were priced above $400K and nearly one in six crossed the $1 million mark. Bonita Springs has room for every kind of buyer, from a first condo near the beach to a Gulf-front estate.

Inventory Heading Into Season

We calculate supply the thorough way. Our count includes active, pending, pending with contingency and withdrawn listings. City-wide inventory stands at 978 homes: 739 active, 68 pending, 96 pending with contingency and 75 withdrawn.

Over the past twelve months, 1,940 homes closed in Bonita Springs. That works out to about 162 sales per month and 6.0 months of supply.

Six months is the traditional line between a seller's market and a buyer's market. Bonita Springs is heading into season sitting right on it.

A balanced market is good news for both sides of the table. Buyers arriving this fall will find real selection and time to compare. Sellers who price with the market are still meeting buyers at a pace of roughly 160 sales a month. Season traditionally brings more buyers to town.

Over $1 Million: A Quick Look

The $1M+ segment recorded 18 sales last month and 15 of those buyers paid cash. Supply in this range sits at 7.8 months (265 homes in inventory against about 34 sales per month). That gives buyers in this price range a wide selection going into season.

Bonita Bay led the month with six sales over $1 million. Barefoot Beach and Little Hickory Shores each recorded two. The top sale was 205 Barefoot Beach Blvd at $8.85 million.
