The Bonita Springs real estate market is stable and no dramatic shifts are anticipated. Inventory is balanced in some neighborhoods but every neighborhood has a different market especially the luxury segment. Of the 14% of closed sales over $1,000,000 an estimated 95% were cash. The luxury market is not only vibrant it is liquid.
What price range is selling
Buyers are active across all price points but the most movement this September came from the 200,000 to 400,000 range at 25.6% of all sales. The 400,000 to 600,000 range followed at 22.3%.

How homes were purchased
Many people say cash remains king. We are actually down to 62% cash sales. Bonita Springs usually runs higher. The slower pace of August and September brought more opportunity for financing buyers and they used the off season window to purchase.
Historical perspective
The long term chart tells a stabilizing story. Sales volume looks stable going into the fall of 2025 and it will ramp up as we enter tourist season. Winter residents snowbirds and vacationers will return for long weekends and holidays. Demand should stay consistent especially for premium properties that are priced properly and in good condition.

Recent showings underline the value of real numbers not headlines. I toured a spotless four bedroom three bath home with newer construction and storm compliance. The buyers had read that the market was slow. Neighborhood data on my phone showed four months of inventory. That is a seller market by definition. Not every neighborhood performs the same. Some are balanced and some lean to sellers. Timing price point and condition matter.
