Bonita Springs has always had a polished side. Gulf-front estates, bayfront golf communities and quiet canal homes with a boat at the dock. Last month 18 homes priced at $1 million and up changed hands across the city. That is 16% of every home sold in Bonita Springs.
Bonita Bay led the month with six of the 18 sales. Barefoot Beach delivered the top sale at 205 Barefoot Beach Blvd for $8.85 million, a home beside the Barefoot Beach Preserve with the Gulf just steps away.

Inventory and Months of Supply
For buyers, a field of 265 homes means time to compare communities and find the right fit. For sellers, it means presentation and strategy matter more than ever. The homes that stand out are the ones that are prepared, beautifully marketed and in front of the right buyers.
At 7.8 months of supply, buyers over $1 million have more choice than the Bonita Springs market as a whole.
Who Is Buying
Fifteen of the 18 buyers paid cash. This is a buyer who has already planned the move. Interest rate headlines simply do not drive this segment the way they drive the broader market. Homes at this level have always taken a bit longer to find their buyer. That is normal for a market where the right home and the right buyer have to meet at the right moment.

Where the $1M+ Homes Sold
Eleven different communities recorded a sale over $1 million last month. Buyers at this level are not chasing one address. They are choosing between beachfront, bayfront, golf and riverfront living.
