The latest and greatest real estate housing stats for the Bonita Springs and Estero Florida areas show continued low inventory, especially in entry level priced homes and condos.

The good news is that the active Bonita Springs real estate market is just under 98% stable.  There are few and few available at this time. Condition Bonita Springs Home Sales

November 2015 there were only a few closed sales which were classified as foreclosures homes/condos and there were no short sales that closed sale.  The short sale market is nearly non-existent.

The closed units actually sold is slightly low and that is due in part to a shortage of inventory in the Bonita Springs housing market.  Many homes that are priced well and in good condition last only hours or days on the real estate market.  Single story homes and ground floor condos are in limited supply and  there are buyers waiting for new listings to become available.  Recently, I saw a ground floor condo (in the low to mid 200’s)  come onto the market in Mirasol at Coconut Point and it was pending sale by breakfast the next morning.

The price range of homes and condos selling is lead by the $200-400,000 price range as it has been for the last few months. The bottom continues to sell off so we are watching the $200,000 and under price point vanish.  Years ago I recall a home buyer contacting me because he thought that the “MLS” on my website wasn’t working right because he couldn’t find a single family home in Bonita Springs under $200,000.  That is because there were no SF homes under $200,000. At the time of this publication there were only 9 single family home properties in Bonita Springs, under $200,000.  Most of those could use updating as they have a little bit of age on them.

For the most part, home purchases in Bonita Springs are paid for with cash.  We dipped down into the 50 percentile a few months back but when they snow birds returned to buy this fall they brought cash.  We sold 65% of our closed sales with cash funded transactions in November 2015, followed by 27% conventional financing.
